erected, situate, lying and located on Fishers Island, Town of Southold, County of
Suffolk,State of New York,being bounded and described as follows:
BEGINNING at a monument on the Northwesterly line of Equestrian Avenue, said
monument being located 1545.88 feet North of a point which is 3409.32 feet West of a
monument marking the United States Coast and Geodetic Survey Triangulation Station
"NIN" and thence running along said road line South 43°44'20" West 103.40 feet to an
iron pipe;thence North 25°26'40" West 210.70 feet to a point;thence North 39°34'00"
East 99.29 feet to an iron pipe; thence South 27° 12' 40" East 216.00 feet to the
monument at the point of beginning.
Containing 20,037 sq.ft.,more or less.
TOGETHER WITH an easement for ingress and egress in common with the adjoining lot
formerly owned by John Gaston, Jr., over the first two hundred fifteen (215) feet of the
existing gravel drive located on land contiguous with the property hereby conveyed,
beginning at the point where said gravel drive intersects with Equestrian Avenue and
continuing over said drive in a northerly direction for a distance of two hundred fifteen
(215) feet provided, however,the Grantee has no right nor privilege to park any vehicle
