This area already has a number of accessory buildings such as garages, sheds, and boat sheds,many of which also have accessory apartments or second floor space. 2. The benefit to we the homeowners is threefold. First we will be relocating the garage like structure from its present position at the NE corner of the property which is located far away from the existing house to a much closer position. Secondly the present location of the existing garage is at the lowest spot on the property and floods on a regular basis,making it unusable as a car garage during the winter and when moderate to severe storms are threatening. Thirdly the existing garage would not sustain an accessory apartment above the first floor because of the its condition and construction. 3. The size and scope of the proposed project will be in closer proximity to the house and of similar design mitigating any significant changes in style or character of the area. 4. The location of the proposed accessory building is behind the existing house and away from the waterfront and has minimal visual and environmental impact. 5. The existing garage was built mid-20th century at its existing location for what reason we do not know. 6.
