or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the at Southold , Town of Southold, County of Suffolk
and State of New York, bounded and described as follows :
BEGINNING at a monument set in the southwesterly corner
thereof at the point of intersection of the easterly side of
South Harbor Road with the northerly side of land of Stepnoski ;
RUNNING THENCE North 9 degrees 35 minutes 00 seconds West
along the easterly side of South Harbor Road 44 feet to a
monument set in the southwesterly corner of land now or formerly
of Nawrocki ;
DISTRICT THENCE North 78 degrees 12 minutes 40 seconds East along the
1000 southerly side of land now or formerly of Nawrocki 288 . 36 feet to
the westerly terminus of Grange Road as shown and laid out on
SECTION Subdivision Plan of South Harbor Homes filed 7/14/64 as Map No.
075.00 4096 ;
THENCE in a southeasterly direction along the westerly
SLACK terminus of Grange Road, being along the arc of a curve to the
04.00 left having a radius of 50 feet the distance of 71 . 74 feet to a
monument set in the northerly line of Stepnoski ;
LOT THENCE South 78 degrees 03 minutes 40 seconds West along the
008.000 northerly line of land of Stepnoski 339. 71 feet to the monument
at the point or place of BEGINNING. ---
BEING AND INTENDED TO be the same premises conveyed `to the
grantors herein by Deed dated 10/5/82 and recorded in the Suffolk

TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances
and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND TO
HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns of
the party of the second part forever.
AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will (told the right to receive such consid-
eration-as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
_the*erne'first to the payment of the cost of the improvement before using any part of the total of the same for
``any other purpose.
