On May 17th, with your plans in hand, Alexa Fournier, our field biologist visited the site. She noted the following: 1-The proposed second story addition, removal and replacement of steps, and raising the house is all within the legally pre-existing footprint. Therefore, the lot coverage will stay the same, so this is acceptable. 2-Although the sanitary system is being upgraded and is an improvement to the existing, it does not quite meet our regulations. It should be 100'from the tidal wetland boundary (TWB), not 92', but since there is not much room to work with, we will accept this without a variance request.The biggest concern we have with the proposed system is that the bottom of the septic tank is sitting in ground water and does not have the 2' clearance we require. There are two ways that you can modify the proposed septic system. You can either increase the elevation of the tank or you can switch to a low profile (shallow and wider) tank style. It may not be possible to get to 2', but even 12" above groundwater would be better than the current proposal. If these suggestions are acceptable to your client please submit a revised site plan (5 copies) reflecting these changes. This application will remain mutually suspended until we receive a response.
