Building Inspector HOUSING CODE INSPECTION March 1, 1974 5710 Indian Neck Lane R-1 Peconic Minor Subdivision $87 Lot $~3 Tax Roll: Andrew Hahn & Wf Unoccupied - seasonal Upon request of the Southold Town Building Department, I made inspection of this one story framed dwelling and accessory building, and found the following violation of Chapter 52, Housing Code, Town of Southold. The dwelling consists of five bedrooms, living room, kitchen, one full bathroom, three half baths off bedrooms on west wing. Heat is supplied to west wing bedrooms from forced warm air furnace located in utility room off hallway. Building's foundation is cement block, crawl space with pit under kitchen for water pump and electric hot water. Front: screened porch ; two electric wall outlets on west end - plategmissing. Art. V, Sec. 52-56 A.1. Dining Room: Outside entrance - no electric switch to control light in room on entry. Art. V, Sec. 52-56 B.2. Kitchen: Two outside entry ways - no means to control light in room on entry. Art. V, Sec. 52-56 B.2. - Gas range; no shut-off valve at unit. Art. V, Sec. 52-52 B.2. Kitchen sink, range, refrigerator - unclean. Refrigerator contains decaying food creating foul odor. Art. VII, Sec. 52-72 B-C. Bedroom:(east wing) north of Kitchen: two bunk beds, room size eight by ten, (80 sq. ft.) exceeding maximum occupancy. Art. II, Sec. 52-22 A-1 - only access to bathroom and north bedroom through this room. Art. II - Sec. 52-24 D.2. Full Bathroom: No window, no mechanical venting, Art. II, Sec. 52-26 B.1.4.6 - floor covering and floor boards rotted away at base of toilet bowl. Art. III, Sec. 52-32 D. North Bedroom: (east wing) - outside entrance, no means to control light in room on entry. Art. V, Sec. 52-56 B.2. Pit, under kitchen for well and water heater, access through trap door in kitchen floor - electric connection to pressure switch requires cable connector. Art. V, Sec. 52-56, A.12. Areas of crawl space accessible from pit have soil up to and against building floor joists. Art. III, Sec. 52-30 C. No heat supplied to living room and east wing of building. Art. V, Sec. 52-53 A.1. Accessory Buildings, two car garage on east side, bottom of siding rotting on rear of building - roofing boards on side and rear of building rotting from water drainage. Utility building, (child's playhouse) siding missing, floor joist rotting away causing floor to settle to ground. Two car garage on west side of premises, roof board rotted on front end near ridge - horizontal bottom board of siding rotting. Art. III, Sec. 52-30 A.B.C. Sec. 52-31 B.C. Interior of all buildings and rooms unkept, unclean and cluttered with clothing, toys, equipment and refuse- creating unsanitary and unsafe conditions. Art. V - Sec. 52-40 B. - Sec. 52-62 A.B. Open area around building - heavy growth and leaf accumulation against building. Art. VI, Sec. 52-60 - Sec. 52-61 E. Deck over beach bulkhead - decking loose, railing loose and down on west side. This application must be filled in typewriter OR ink, and submitted in DUPLICATE to the Building Inspector with the following; for new buildings or new use: 1. Final survey of property with accurate location of all buildings, property lines, streets, and unusual natural or topographic features. 2. Final approval of Health Dept. of water supply and sewerage disposal--(S-9 form or equal). 3. Approval of electrical installation from Board of Fire Underwriters. 4. Commercial buildings, Industrial buildings, Multiple Residences and similar buildings and installations, a certificate of Code compliance from the Architect or Engineer responsible for the building. 5. Submit Planning Board approval of completed site plan requirements where applicable. B. For existing buildings (prior to April 1957), Non-conforming uses, or buildings and "pre-existing" land uses: 1. Accurate survey of property showing all property lines, streets, buildings and unusual natural or topographic features. 2. Sworn statement of owner or previous owner as to use, occupancy and condition of buildings. 3. Date of any housing code or safety inspection of buildings or premises, or other pertinent in- formation required to prepare a certificate. C. Fees: 1. Certificate of occupancy $5.00 2.
