Witnesseth that the part ies of the first part, in consideration of

paid by the party of the second part, do hereby grant and release unto the
part y of the second part, his distributees and assigns forever, all
that certain lot , piece or parcel of land, situate, lying and being at
Cutchogue, Town of Southold, County of Suffolk and State of New York,
bounded and described as follows:-
BEGINNING at an iron pipe
set on the northwesterly line of the Main Road, also
known as Kings Highway, about 500 feet southwesterly
measured along said northwesterly line of the Main
Road from Alvah's Lane, being the southwesterly
corner of land of Ruth Coyne and the southeasterly
corner of land of the parties of the first part;
and running along said northwesterly line of the
Main Road, South 560 00' West 60.70 feet to an iron
pipe; thence along said land of the parties of the
first part, North 360 08' West 216.46 feet to land
of the party of the second part; thence along said
land of the party of the second part, North 580 22'
East 28.0 feet to a monument and said land of Coyne;
thence along said land of Coyne, South 440 44' East
219.05 feet to the point of beginning, and the
northwesterly line of the Main Road.
