REEVE, residing at Mattituck, New York, as executor of and trustee under the last will and testament of George H. Fleet ,late of Southold Town. Suffolk County, New York ,deceased,part y of the first part, and RALPH B. TODEBUSH and MINNIE S. TODEBUSH,his wife, residing at Cutchogue, New York part is of the second part: WITNESSETH,that the part y of the first part,by virtue of the power and authority to him given in and by said last will and testament,and in consideration of Six hundred twenty-five and 00100 - - - - - - - - - - - - - - - dollars, lawful money of the United States,paid by the part is of the second part,do es hereby grant and release untotheparties ofthesecondpart their heirs and assigns forever, ALL those parcels of land situate at Fleets Neck, near Cutchogue, Southold Town, Suffolk County, New York, bounded and described as follows: Parcel l: Beginning at a monument set on the easterly line of West Creek Avenue at the northwesterly corner of land of the party of the second part; and running along said easterly line of West Creek Avenue, N.30 56' 20" W. 25.0 feet; thence along other land of the party of the first part two courses as follows: (1) at right angles to said easterly line N. 660 03' 40" E. 150.0 feet; t ence (2) parallel with said easterly line S. 30 56' 20" E. 25.0 feet to a monument and the northeasterly corner of said land of the party of the second part; thence along said land of the party of fne second part, S. 860 03' 40" W. 150.0 feet to the point of beginning. Parcel 2: Beginning at a monument set on the easterly line of West Creek Avenue at the southwesterly corner of land of the party of the decond part; and running along said land of the party of the second part. TOGETIER with all the right,title and interest of the party of the ' CFS first part in and to land lying within the bounds of West Creek Avenue O ZQ adjacent to said premises to the center line thereof. SUBJECT to the following covenants and restrictions: That only one house or bungalow shall be erected or maintained on any one fifty foot lot, and my such house or bungalow erected or maintained shall cost not less than {;3000.00 and shall be at least 35 feet back from the front boundary line of the lot, including porch and piazza. That no outbuildings shall be erected other than the usual garage, and said garage shall be in connection with or joined to the house or bungalow, or so erected that it shall be at least 90 feet back from the front boundary line of the lot; that the premises shall be used for dwelling purposes only, and nothing which shall be a nuisance, unwhole- some or offensive to the neighborhood shall be permitted on said lot; that no fowl or pigs shall be kept on said premises.
