WITNESSETH, that the party of the fust part, in mnsideration of One ($1.00) Dollar, lawful money of the
United States, and other good and valuable consideration paid by the party of the second part, does hsmby
grant and release unto the party of the second part, his heirs and assigns forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate
lying and beingiDoEmc at Mattituck, Town of Southold, County of Suffolk and
State of New York, bounded and described as follows:
ail BEGINNING at a point on the Southerly side of a 30 foot Right of Way,
j distant 362 feet as measured along the Southerly side of said 30 foot
Hight of Way from the Westerly line of a 25 foot Right of Way and which
point on the Westerly line of said 25 foot Right of Way is the North-
easterly corner of land heretofore conveyed by Leone D. Howell and
Lena F. Howell, his wife, to Bryant S. Conklin by deed dated April 15,
1926, and from said point of beginning; running thence South 3 degrees
19 minutes 10 seconds East and along the Westerly line of land now or
formerly of L. D. Howell a distance of 145.80 feet to a timber bulkhead
on the Great Peconic Bay; running thence South 74 degrees 17 minutes
30 seconds West and along said bulkhead line a distance of 74.17 feet
to "Open Way"; running thence North 2 degrees 55 minutes 00 seconds
West and along said "Open Way" a distance of 140,30 feet to the Southerly
side of said 30 foot Right of Way; and thence running North 70 degr*s
00 minutes East along the Southerly side of said 30 foot Right of Way
a distance of 74.72 feet to the point or place of beginning.
