The Planning Board is in favor of this Project. The Board considers the
natural vegetation on the site to be part of the required 20% landscaped
area and thus meets the requirements for the 20% landscaping.
If the Zoning Board grants the variance for the creation of a
non -conforming lot from the two existing smaller non -conforming lots the
Planning Board will recognize the lot created by this variance.
