WITNESSETH, that t$e2party of the first consideration of Ten Dollars and other valuable con-
` sideration paid by the party of the second part, does hereby grant and release unto the party of the second

ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situ-

DISTRICT of New York, designated as Lot 3 on map entitled "Smithfield Park" filed in
1000 the Office of the Clerk of Suffolk County on December 27, 1966 as Map No. 4770,
more particularly bounded and described according to said map as follows:

070.00 BEGINNING at the corner formed by the intersection of the southerly side of
Clearview Avenue and the westerly side of Landing Path known as the Road;

_'09.00 RUNNING THENCE along the westerly side of said road, south 32 degrees 30 minutes
30 seconds west 251.75 feet to the land now or formerly of Lillian M. Howell;
LOT
053.000 RUNNING THENCE along the northerly side of said land north 57 degrees 29 minutes
30 seconds west 100 feet to the easterly side of lot 4 on said map;
RUNNING THENCE along said lot north 32 degrees 20 minutes 30 seconds east 251.75
feet to the southerly side of Clearview Avenue;
RUNNINGTHENCE along the same south 57 degrees 29 minutes 30 seconds east 100
feet to the corner, the point or place of BEGINNING.
BEING AND INTENDED TO BE the same premises as conveyed to the party of the first
part by deed dated March 14, 1967 and recorded in the Office of the Suffolk
County Clerk on March 16, 1967 in Liber 6127 Page 192.

TOGETHER with all right, title and interest, if any, of the party of the first part of, in and to any streets
and roads abutting the above-described premises to the center lines thereof; TOGETHER with the appur-
tenances and all the estate and rights of the party of the first part in and to said premises; TO HAVE AND
TO HOLD the premises herein granted unto the party of the second part, the heirs or successors and assigns
of-rhe party of the second part forever.,
AND the party of the first part covenants,that the party of the first part has not done or suffered anything
whereby the said premises have been encumbered in any way whatever, except as aforesaid.
AND the party of the first part. in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such con-
sideration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will
apply the same first to the payment of the cost of the improvement before using any part of the total of the
\ same for any other purpose.
The word "party"shall be construed as if it read "parties" whenever the sense of this indenture so requires.
IN WITNESS WHEREOF,the party of the first part has duly executed this deed the day and year first above
written.
