- That the party of the first part in consideration -
of Four thousand five hundred ($4,500) dollars, lawful
money of the United States, paid by the parties of the _

- of the second part, their heirs and assigns forever.
Parcel 1
ALL of that certain piece, parcel or tract of land, _
situate, lying and being at Mattituck, Town of
Southold, County of Suffolk and State of New York,
and more particularly bounded and described as

BEGINNING in the northerly line of a Right-of-
Way, known as Miller's Right-of-Way, as shown

said point being Two hundred and ten (210) feet =
westerly from the north easterly corner of the
land of the party of the first part hereto; run- `
ning thence in a straight line south 29°45' East
along and adjoining the land now or formerly be-
longing to Selah Young, Jr., Six hundred and
seventy six (676) feet to Mattituck Creek; thence
easterly along and adjoining Mattituck Creek, One
- hundred and twenty five (125) feet; thence North
33°41' West Five Hundred and ninety (590) feet =
to the northerly line of Miller's Right-of-Way;
thence North 85°30' West along the northerly line -

Westerly portion from a straight line, drawn
centrally through the property purchased by
the party of the first part hereto from Emma
W. Young, of Mattituck, on the ninth day of
March in the year One thousand, nine hundred
and twenty five;
INCLUDING riparian rights, if any vested in
the party of the first part, hereto, and also
the use forever, together with others, of
Miller's Right-of-Way, as shown on map, to the
Public Highway.
Being the same premises conveyed to William G.
Miller by deed executed and delivered by Albert
H. Hammond and Marion C. Hammond, his wife,
dated April 14, 1925 and recorded in Suffolk
County Clerk's Office on May 12, 1925 in Liber
1134 of Deeds at page 103.
Parcel 2
ALL that Tract or Parcel of Land situate in
the Village of Mattituck, County of Suffolk
and State of New York, briefly described as
follows:
COMMENCING at the southeast corner of the premises
about to be described at a monument to be
j placed at the intersection of land of William
G. Miller and Mattituck Bay, thence running
southwesterly by and with Mattituck Bay a
distance of 300 feet to land belonging to
Joshua T. Young, thence running northwesterly,
by and with land belonging to Joshua T. Young to
land belonging to Charles Schindler, a distance
of 818 feet, thence running Easterly, by and
with land belonging to Charles Schindler, a
distance of 240 feet to a monument and land be-
longing to William G. Miller, thence running
S. 29 degrees 45 minutes E. by land belonging
to William G. Miller a distance of 676 feet to
Mattituck Bay, the point or place of beginning
containing 4.33 acres.
Being the same premises conveyed to the said
Albert H. Hammond by deed dated February 24th,
1926 by Josephine F. Young, Florence G. Young,
Helen Peck Young, William D. Young, David T.
Young, Selah Percival Young and Sallie Anne
Young, his wife, being all the heirs at law
and next of kin of Selah Young, Jr. Deceased.
Being the same premises conveyed to William G.
Miller by deed executed and delivered by Albert
H. Hammond and Marion C. Hammond, his wife,
dated March 10, 1926, and recorded in Suffolk
County Clerk's Office on March 16, 1928, in
Liber 1305 of Deeds at page 410.

Parcel
ALL that certain triangular plot of land situate,
_ lying and being at Mattituck, Town of Southold,
County of Suffolk and State of New York, bounded
and described as follows: -
BEGINNING at a point in the northerly line of
Miller's Hight of Way which right of way is
twenty-four (24) feet wide, at a monument set ,
{ in said land at that point, which point of be-
ginning is the northeasterly

wife to William G. Miller by deed dated April
_ 14th, 1925, and recorded in Suffolk County Clerk's
Office on May 12th, 1925, in Liber 1134 of deeds,
page 103, running thence south 330 41 minutes
east five hundred ninety (590) feet more or less
along the easterly boundary line of land conveyed
by said Hammond to Miller by said deed to Matti-
tuck Creek; thence easterly along and adjoining
Mattituck Creek, fifty (50) feet, and thence
northwesterly in a straight line a distance of
approximately five hundred ninety (590) feet to
the said monument which lies in the northerly
3 line of Miller's Bight of Way, the point or
-a place of beginning.
TOGETHER with any and all riparian rights of
- parties of the first part, of, in and to Matti- -
tuck Creek, lying in front of and adjoining said
premises on the south; and also together with any -

of, in and to the full use and enjoyment of

1927, and recorded in Suffolk County Clerk's
Office on April 21, 1927 in Liber 1263 of Deeds
at page 573. -
Excepting therefrom a portion of the above described premises

Mattituck, Suffolk County, New York, being more
particularly bounded and described as follows:

BEGINNING at a concrete monument set at the in-
tersection of the southerly line of the land of
Charles Schindler with the easterly line of the -
land, formerly of Joshua T. Young, and running
thence from said point of beginning S. 85° 30'
E. along the southerly line of the land, formerly

the southerly lineof a right-of-way, commonly
known as "Miller's right-of-way" shown on survey
by W.H. Pike in 1907, with the easterly line of
the land formerly of Joshua T. Young, and running
thence from Bald point of beginning S. 850 30
along the southerly line of said right-o£-way
139.26 feet; thence southerly, easterly and again
southerly along the land of the party of the first
part, the following courses and distances: (1) S.
22° 30' E. 437.34 feet, (2) N. 67° 30' E. 71.82
feet, (3) S. 220 32' 20" E. 271.41 feet to Mat-
tituck Creek; thence westerly along Mattituck
Creek, a tie-line along said Creek running the
following courses and distances: (1) S. 67° 47'
30" W. 113.90 feet, (2) S. 500 20' 20" W. 85.98
feet to the land formerly of Joshua T. Young;
thence N. 22° 30' W. along the land formerly of
Joshua T. Young 796.75 feet to the point or place
of beginning.

subject to a right-of-way in favor of the owners
of the property to the east of the parcel I and

Together with a right-of-vay in favor of PARCELS
A and B herein described, in common with others
westerly over the right-of-way shown on survey of
W,H. Pike in 1907 commonly known as "Miller's
right-of-vay" to the public highway.
Being the same premises conveyed to William H.
Wertenberg by deed executed and delivered by
Raymond J. Miller, as sole survivingexecutor
of the Estate of William G. Miller, deceased, dated
September 8, 1953. .
TOGETHER with all right, title and interest, if
any, of the party of the first part of, in and to any
streets and roads abutting the above described premises
to the center lines thereof.
TOGETHER with the appurtenances and all the
estate and rights of the party of the first part 1n and
to said premises,_
