Suffolk, and State of New York, known and designated as Lot Number thirty—two (32) on
/tM! a certain map entitled, "Bay Haven at Southold, Town of Southold, Suffolk County,
New York" surveyed December 10, 1958 by Otto W. Van Tuyl & Son, Licensed Land
Surveyors, Greenport, New York, and filed in the Office of the Clerk of the
County of Suffolk on the 22nd day of January, 1959, as Map No. 2910.
BEING AND INTENDED TO BE the same premises conveyed to decedent by deed dated
January 22, 1985 and recorded in the Suffolk County Clerk's Office on April
12, 1985 in Liber 9770, page 243.
The above said parcel being more particularly described as follows:
BEGINNING at the intersection of the southerly side of Midway with the northwesterly
side of Bay Haven Lane; RUNNING THENCE along the northwesterly side of Bay Haven Lane
South 37 degrees 54 minutes 10 seconds West 140.00 feet to the division line between
lots 32 and 33 on said map; RUNNING THENCE along said division line North 52 degrees
05 minutes 50 seconds West 125.00 feet to the division line beteen lots 17 and 32;
RUNNING THENCE along said division line North 37 degrees 54 minutes 10 seconds East
140.00 feet to the southerly side of Midway; RUNNING THENCE along the southerly side
of Midway South 52 degrees 05 minutes 50 seconds East 125.00 feet to the northwesterly
side of Bay Haven Lane at the point or place of BEGINNING.
TOGETHER with all right, title and interest, if any, of the party of the first part in and to any streets and
roads abutting the above described premises to the center lines thereof; TOGETHER with the appurtenances,
and also all the estate which the said decedent had at the time of decedent's death in said premises, and also
the estate therein, which the party of the first part has or has power to convey or dispose of, whether individ-
ually, or by virtue of said will or otherwise; TO HAVE AND TO HOLD the premises herein granted unto
altz) the party of the second part, the heirs or successors and assigns of the party of the second part forever.

AND the party of the first part covenants that the party of the first part has not done or suffered anything
whereby the said premises have been incumbered in any way whatever, except as aforesaid.
AND the party of the first part, in compliance with Section 13 of the Lien Law, covenants that the party of
the first part will receive the consideration for this conveyance and will hold the right to receive such consid-
eration as a trust fund to be applied first for the purpose of paying the cost of the improvement and will apply
the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other,.purpose,
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
