Suffolk, State of New York, and being more fully bounded and described
as follows:
BEGINNING AT a stake set on the northwesterly line of Ole.iulane,
which stake is located 104.93 feet on a course of S. 56 27' 0" W.
from a concrete monument set in the northwesterly line of Olejulane atl
the intersection of the premises of the party of the first part and
premises of Doris E. Wilsberg and which monument is the southwesterly
corner of lands of Doris Wilsberg conveyed to her by Julius Zebroski
by deed dated January 2, 1951 and recorded in Suffolk County Clark's
Office in Liber 3176of dseds at gage 191; running thence from said
stake so situated, N. 290 01' 50 W. 109.71 feet to a stake set in
the southee sterly line of a proposed private road to be known as
"Nuart Lane"; thence along said southeasterly line of Nuart Lane
S. 610 45' 30" W. 200.0 feet too stake set in said southeasterly line
of Nuart Lane; thence S. 240 55' 20" E. 129.32 feet to a stake set in
the northwesterly line of Olejulane; thence N. 560 27' 10" E. 209.88
feat along the northwesterly line of Olejulan a to the point or place
of beginning.
IT IS EXPRESSLY UNDERSTOOD AND AGREED that the party of the first
pert, his heirs or assigns, is not committed or required to construct
the said proposed private road known as "Nuart Lane"; if such a
private road is constructed adjoining the premises of the the party of
the second part, said party of the second part is hereby given a
right-of way over said private road but nothing else.
TOGETHER with all the right, title and interest of the party of
the first part, if any, in and to Olejulane in front of and adjacent
to the above described premises.
TOGETHER with the right-of-way, if any, over a certain 25 feet
private road leading from the southerly line of New Suffolk Avenue
southerly to Peconic Bay.
SUBJECT, HOWEVER, to all covenants and restrictions of record,
and in particular to the following covenants and restrictions
appearing in the deed to Stella Thurm from Julius Zebroski recorded

in the office of the County Clerk, SuffolkCounty, in deed �3l ar 32 3 -

"1. That neither the party.of the second part, nor his heirs or
assign:, shall or will manufacture, sell or cause or permit to be
manufactured or sold, on any portion of the premises hereby to be
conveyed, any goods or merchandise of any kind, and shall not carry on,
or permit to be carried on, on any part of said premises, any trade,
business, commercial enterprise,.boarding house, or profession whatso-
ever.
2. That no more than one (1) dwelling house, or cottage, shall
be erected on any strip of said premises having a frontage of less than
100 feet on Ole julane.
3. That no/ dwelling house costing less than $5000.00 shall be
erected on said premises unless the plana are approved in writing by th
party of the first part.
4. That there shall be no outside toilets or outhouses erected.
5. That the said covenants are declared to be and shall be
covenants attached to and running with the land. The said restrictions
however, may be released or altered by the party of the first pat at
any time."
BEING and intended to be the sane premises conveyed by the party
of the first part to the party of the second part by deed dated
Sepkamber 21, 1954, recorded in the Office of the Clerk of the Bounty of
Suffolk on October 4, 1954 in Liber 3766, page 78. This deed being
for the purpose of correcting the description in said deed recorded in
��� Liber 3295 at page 183.
