ALL that lot or parcel of land with buildings and improvements thereon
lying and being at Nassau Point, or, Little Hog Neck in the Town of South-
old, County of Suffolk and State of New York, and known and designated as
LOT NUh;BER EIGHTY-FIVE (85) on a certain map entitled "Map of Proposed Sub-
division, Section B, Nassau Point Club Properties Inc.," situated at Nassau
Point, in the Town of Southold, Long Island, New York, surveyed June 7,
1919 by Wallace H. Halsey, C.E. and surveyor, Southampton, New York- and
filed in the office of the Clerk of Suffolk County, October 4, 1919 us Map
No-745 and which said lot is bounded and described as follows:
BEGINNING at a monument set in the westerly side of Nassau Point Road
where the same is intersected by the division line between lot 85 and lot
84 as laid down on said map, intersects the said westerly side of Nassau
Point Road; thence running along said division line south 540 43r west
!1111.07 feet through a monument to the hi ghwater line of Great Peconic Bay;
thence along said highwater line north 360 171 and 40" west 100.01 feet to
the division line between lots 85 and 86 as laid down on said map; thence
along said division line and through a monument north 540 431 east 427.44
feet to a monument set in the westerly side of Nassau Point Road; thence
along the westerly side of said Nassau Point Road south 490 321 east 43 feet;
thence still along said road on a curve to the right having a radius of
176.82 feet 58.74 feet to the monument at the point or place of beginning. '.
Being the same premises also described as ALL that certain lot, piece or
parcel of land, situate, lying and being at Nassau Point or Little Hog Neck,
Town of Southold, Suffolk County, New York, and known and designated as Lot
Numbered 85 on map entitled "Amended M<p A of Nassau Point, owned by Nassau
Point Club Properties Inc., situate in the Town of Southold, Long Island,
N.Y." surveyed June 28, 1922, by Otto W. Van Tuyl, C.E. and Surveyor, Oreen-
port, N.Y., and filed in the office of the County Clerk of Suffolk County,
N.Y. August 16, 1922, file number 156.
Together with all the right, title and interest of the parties of the
first part, of, in, and to the land in Nassau Point Road, adjacent to above
described premises to the center line thereof and also to all the right,
title and interest of the parties of the first part in and to the land under
water of Great Peconic Bay abutting said premises.
Also subject to certain covenants and restrictions and easements now of
record .affecting said premises.
