his heirs and assigns forever,all that certain plot, piece or parcel of
land with the buildings and improvements thereon erected, situate, lying and being
at Mattituck, in the Town of Southold, County of Suffolk, State of New York and
bounded and described as follows:-
BEGINNING at a monument set in the ground at the intersection of the northerly
line of Main State Road with the westerly line of Elijah's Lane; running thence
along said northerly line of Main State Road north 84 degrees 45 minutes 40
seconds west 395.38 feet to a monument set in the ground at an angle in said
line; thence still along said northerly line of said Main State Road north 85
degrees 36 minutes 30 seconds west 91.49 feet to a monument and landof
Clarence Tuthill and Ralph Tuthill; running thence along said land of Clarence
Tuthill and Ralph Tuthill north 20 degrees 41 minutes west 164.41 feet to a
monument; running thence still along land of said Clarence Tuthill and Ralph
Tuthill north 77 degrees 06 minutes east 417,46 feet to a monument set in the
ground on the said westerly line of Elijah's Lane; running thence southerly
along the said westerly line of Elijah's Lane south 25 degrees 09 minutes 10
seconds east 320,50 feet to the point or place of beginning. Containing in all
2.322 acres.
All of the above courses and distances being in accordance with a survey made
and dated June 29, 1928 by Otto W. Van Tuyl, Surveyor, of Greenport, N.Y.
EXCEPTING therefrom all that tract or parcel of land situate, lying and being
at Mattituck, in the Town of Southold, County of Suffolk and State of New York
and bounded and described as follows:-
BEGINNING at a concrete monument set in the ground on the northerly line
of Main State Road, said monument being located 426.87 feet westerly from

the westerly line of Elijah's Lane, as the same intersects the said northerly
side or line of Main State Road as measured along the northerly line of said
Main State Road; running thence along the northerly line of said Main State
Road north 85 degrees 36 minutes 30 seconds west 60.0 feet to a concrete
monument set in the ground and being the easterly line of land owned by
Clarence Tuthill'and Ralph Tuthill; running thence northerly and along said
land of Clarence Tuthill and Ralph Tuthill north 20 degrees 44 minutes 00
seconds west 164.41 feet to a concrete monument set in the ground; running
thence easterly and still along land of Clarence Tuthill and Ralph Tuthill
north 77 degrees 06 minutes 00 seconds east 60feet to a concrete monument
set in the ground and land of William L. Strickland; running thence southerly
and along the westerly line of land of said William L. Strickland south 19
degrees 07 minutes 00 seconds east 181.79 feet to concrete monument set
in the ground, said point being in the northerly line of said Main State Road,
the point or place of beginning. In accordance with a survey made by Otto
W. Van Tuyl,- Licensed Surveyor of Greenport, N.Y. and dated November
26, 1928 and guaranteed to John J. McManus.
This deed is given for the purpose of correcting an error in the description
in a deed by the party of the first part hereto to the party of the second part
hereto, executed, acknowledged and delivered on the 23rd day of May, 1946
and recorded in the office of the Clerk of Suffolk County in Liber 2571 of
deeds at page 264 on the 31st day of May, 1946.
