WITNESSETH,that the part le6 of the first part,in consideration of ONE HUNDRED and no/100 ($100.00) - - - - - - - - - - - - - - - - -Dollars, lawfalmoneyofthe United Stmes, and other valuable considerations paid by the parties of the second port do hereby gram and release unto the part les of the sewed part, their heirs and assigns fnre.s, ALL that certain plot, niece or tercel of land, with the buildings and improvements thereon at Mattituck, in the Town of Southold, County of Suffolk, State of New York, bounded and described as follows: BEGINNING at a stone monument on the Southerly side of a certain right of way thirty feet wide when measured on a course 700 West 242 feet from the Northeasterly corner of a certain land conveyed by Leone D. Howell and Lena F. Howell, his wife, to Bryant S, Conklin by deed dated April 15th, 1926; thence South 40 1' 20" East 161.44 feet along the Westerly boundary of lands conveyed by Leone D. Howell and Lena F. Howell his wife, to Raymond A . Hiller to the high water mark of Great Peconic Bay; thence along the said high water mark of Great Peconic Bay South 780 141 40" West 59.14 feet; thence North 30 40' 30" Nest 152.88 feet to the Southerly side of said 30' right of way; thence North 700 00' East along the Southerly side of said right of may 60 feet to the point or place of beginning, acoording to a survey made by Otto W. Van Tuyl, Licensed Sur- veyor, dated August 9t1, 1940. TOGETHER with all the right, title and interest of the parties of the k'IRC=2T part of, 1n and to, land lying, below high water mark adjacent to the above described premises. TOGETHM with a right of way over a strip of land thirty (30) feet wide, the southerly line of which beginning at the Northwest corner of th land herein described runs on a court North 700 00t East to the North- easterly corner of the land heretofore mentioned as conveyed to Bryant S. Conklin and thence Northward over another right of way twenty-five (25) feet wide extending from the southerly side of the first right of way of New Suffolk Avenue. BEING and intended to be the same premises conveyed to the parties of the first part by deed dated August 27, 1940 and recorded in the office of the Clerk of Suffolk County on September 4, 1940 in Liber of Convey- ances 2120 at page 11. _
