that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, lying and being at Cutchogue, Town of
Southold, County of Suffolk and State of New York, bounded and des-
cribed as follows:
BEGINNING at the northeast corner of premises herein described;
thence running South 8 degrees 00 minutes East along land of the
Palmer Estate 139 feet to high water mark of Great Peconic Bay; thence
running along the high water mark of Great Peconic Bay, South 84
degrees 45 minutes 10 seconds West 58.84 feet to land of Robinson;
thence running along said land of Robinson, North 6 degrees 20 minutes
West 133.0 feet to the southerly side of Beachwood Road (a private
road); thence running along the southerly side of Beachwood Road,
North 78 degrees 38 minutes East a distance of 32.5 feet to a monu-
ment set at an angle point in said road; thence continuing along the
same course a distance of 22.5 feet to the point or place of beginning
TOGETHER with all the right, title and interest of the parties
of the first part of, in and to the waters and land under the waters
of Peconic Bay adjoining the above described premises on the south;
title to the land lying below the high water line of Great Peconic
Bay is, however, not warranted by the parties of the first part.
TOGETHER with all the right,:title and interest of the parties
of the first part;of, .in and to the right of way for the purpose of
ingress and egress to and from the above described premises to the
public highway known as New Suffolk Avenue over and upon the private
road known as Beachwood Road as now travelled and laid out as the
same extends easterly through lands of John G. Downs to the private
road leading southerly through lands of John G. Downs from New
Suffolk Avenue to the subdivision tract known as Beechwood Colony
(see Map 727 February 14, 1917), said right of way for ingress and
egress to continue and extend over and upon said last mentioned
private road.
TOGETHER with all the right, title and interest which the parties
of the first part have in and to all easements, rights of way and
agreements for the purpose of laying, installing, maintaining and
repairing underground pipes or conduits for supplying water, gas,
sewerage, electric light and telephone service to the above described
premises, and subject to such easements and rights of way, but no
1 warranty to said easements, rights of way is made by the parties of
the first part.

Clerk of the County of Suffolk.

in Liber 1312 of Conveyances page 454 and in Liber 2124 of
Conveyances page 356, in the Office of the Clerk of the County
of Suffolk, as set forth in the subject clause following the
description of the described premises.
4. Reservation as set forth in instrument 'recorded in Liber 1312
of conveyances page 454inthe Officeof the Clerk of the
County of Suffolk.
BEING the same premises conveyed to the parties of the first part
by deed of Evelyn P. Perrine dated May 31, 1949, and recorded in the
Office of the Clerk of Suffolk County on June 15, 1949.
