Witnesseth,that the party of the first part,in consideration of Ten Dollars and other valuable consideration paid by
the partyof thesecond part,does hereby grant and release untothe partyof thesecond part,the heirs or successors

DIST. BEGINNING at a point on the southerly side of a 30 foot riqht of way at an iron pipe
1000 set at the northwesterly corner of the premises herein described, which pipe is distant
North 54 deqrees 07 minutes 00 seconds East 146.54 feet and North 44 degrees 53 minutes
Ste. 40 seconds East 108.27 feet from an iron pipe set in the easterly side of Bay Hone Road
056.00 (which Pipe in the easterly side of Bay Home Road in South 37 degrees, 14 minutes
50 seconds East 1139 feet from the intersection of the easterly side of Bay Home Road
BLK, and the southerly side of Main Road) and from said point of beginning;
05.00 RUNNING THENCE North 35 degrees 28 minutes 30 seconds East 110 feet to the westerly
side of land now or formerly of Leonard;
LOT THENCE along said land South 44 degrees 19 minutes 40 seconds East 198.00 feet
038.000 to the ordinary high water mark of Southold Bay;
RUNNING THENCE westerly on a tie line bearing South 40 degrees 40 minutes 20 seconds
West along the ordinary high water mark of Southold Bay 108.67 feet to the easterly
side of land of Arnold F. Glendinning and;
THENCE along said land, North 44 degrees 19 minutes 40 seconds West 188 feet more or
less to the southerly side of a 30 foot right of way to the point or place of BEGINNING.
TOGETHER with a grant of easement over a 30 foot right of way for ingress and egress,
adjacent to the above described premises on the North, out to Bay Home Road and thence
to the nearest public highway.
BEING AND 1NTEMED TO BE the same premises conveyed to the grantors herein by
Deed dated 12/13/76, recorded 1/12/77 in Liber 8173 page 198.
Together with all right,title and interest,if any,of the party of the first part in and to any streets and roads abutting
the above described premises to the center lines thereof; Together with the appurtenances and all the estate and
rights of the party of the first part in and to said premises;To Have And To Hold the premises herein granted unto the
party of the second part,the heirs or successors and assigns of the party of the second part forever.
And the party of the first part covenants that the party of the first part has not done or suffered anything whereby the
said premises have been encumbered in any way whatever,except as aforesaid.
And the party of the first part,in compliance with Section 13 of the Lien Law,covenants that the party of the first part
will receive the consideration for this conveyance and wil I hold the right to receive such consideration as a trust fu nd
to be applied first for the purpose of paying the cost of the improvement and will apply the same first to the payment
of the cost of the improvement before using any part of the total of the same for any other purpose.
The word"party"shall be construed as if it read"parties"wheneverthe sense of this indenture so requires.
