I., Property of Wm. B. Codling" surveyed April 1921 by J. W. Wells, C. E. Setauket, which Map was filed in the Suffolk County Clerk's Office on May 10, 1921 as Map No. 745 being more particularly bounded and described as follows:- BEGINNING at the corner formed by the intersection of the Southerly side of Meday Avenue with the Westerly side of Meday Avenue at the Northeasterly corner of lot 26 as laid out on said map: THENCE South 16 degrees 13 minutes 00 seconds East along the Westerly side of Meday Avenue, 95.92 feet; THENCE South 71 degree=_ 32 minutes 20 seconds West through lots 26, 27 and 28, 150.20 feet to the division line between lots 28 and 29 on said map; THENCE North 16 degree: 09 minutes 40 seconds West along the last described division line, 101.27 feet to the Southerly side of Meday Avenue; THENCE North 73 degrees 35 minutes 00 seconds East along the Southerly side of Meday �E Avenue, 150 feet to the point or place of BEGINNING. A Until such time as a road affording access to the Southerl) portion of Lots Nos. 26, 27 and 28 is dedicated to, and improvement by, the Municipality, the seller reserves to herself, and to her successors ` m in title to the southerly portion of Lots Nos. 26, 27 and 28, the right, at their own risk, to use the westerly ten (10) feet of the property here inabove described, for access as a Right of Way to the property of the Seller abutting the above-described property on the south thereof, from that portion of Meday Avenue running along the northerly boundaries of Lots Nos. 26, 27 and 28. It is understood and agreed that upon such dedication and improvement being made, the right to use such ten (10) foot strip of land hereby reserved, shall cease and terminate, and all rights to the exclusive use thereof shall revert to the Purchaser herein, his heirs, and assigns. It is further understood and agreed that the Seller herein and her successors in title shall have the right to improve such ten (10) foot strip of land by means of blacktopping or otherwise while their right to use same exists, and shall be under no duty to restor same to its original condition when such right of use terminates. This includes the Seller's right, if any to the use of the Mattituck Creek.
