do hereby grant and release unto the part ies of the second part,
their heirs and assigns forever, all that certain lot, tract or
parcel of land, with the buildings and improvements erected thereon,
situate,.lying and being at Mattituck, in the Town of Southold>
Suffolk County, New York, being known and designated as and by
Lot No. 13 on a certain map entitled "Map of Maratooka Park, Mattituck
Long Island, Property of Charles W. Wickham, made by A. R. Applegarth,
C.E., dated October, 1905" and filed in the office of the Clerk of
the County of Suffolk on November 1, 1905 as Map No. 450, the said
premises being more particularly bounded and described as follows:
COMMENCING at a concrete monument set on the southerly line of
Park Avenue, which monument bears North eighty-five (85) degrees
eight (08) minutes twenty (20) seconds East one hundred thirty-two
(132.00) feet along the southerly line of Park Avenue from the point
where the southerly line of Park Avenue intersects the easterly line
of Central Avenue;
From said point or place of beginning running in an easterly
direction along the southerly line of Park Avenue North eighty-five
(85) degrees eight (08) minutes twenty (20) seconds East one hundred
thirty-two (132.00) feet to a concrete monument and lands of Webster
P. Wells Estate, said lands also being known and designated as Lot
14 on said Map of Maratooka Park,
Running thence in a southerly direction along the westerly line
of said Lot No. 24 South thirteen (13) degrees zero (00 minutes
East six hundred forty-two and sixty hundredths (642.60 feet to a
bulkhead and the high water line of Peconic Bay;
Running thence in a westerly direction along said bulkhead and
along the high water line of said Peconic Bay one hundred thirty-two
(132.00) feet, more or less, to the easterly line of Lot No. 12 on
said map of Maratooka Park; -
Running thence in a northerly direction along the easterly line
of said Lot No. 12 North thirteen (13) degrees zero (00) minutes n
