Toe party of the second part, for himself, his heirs and assigns, does hereby covenant to and with the party of the first part, his successors and assigns, that the party of the second part, his heirs and assigns, will use the property for residential purposes only; will not at any time erect any house on said premises costing less than $3,500.00, except the usual garage, and that not more than one such house shall be erected on each of said lots; and that no fowl of any kind shall be kept on said premises.
