As follows: BEGINNING at a point at the function of Wickham Avenue
end Middle Road, running thence in an easterly direction along the

distance of 165.8 feet, more or lees, to a concrete monument; running
thence in a southerly direction a distance of 20.29 feet, more or leas
to a concrete monument; running thence in a westerly direction along
the northerly boundary of land formerly of Rudolph Armbrust, now of
Russell Tuthill, a distance of 183.07 feet, more or less, to Wickham
Avenue; running thence along the easterly side of Wickham Avenue a
distance of 114.41 feet, more or lees, to the point or place of
beginning.
TOGETHER with the use of a right of way eight feet wide to

from Wickham Avenue to Long Creek, a branch of Mattituck Bay, to pass
and repass on foot only, said right of way commenoing at the northerly
function of Middle Road and Wickham Avenue at a concrete monument,

running in a southerly direction along the western boundary of land now
or formerly of Hubert W. Klein 130 feet to a concrete monument, the
northerly function of Middle 'road and Wickham Avenue, the point or
place of beginning.
Toe party of the second part, for himself, his heirs and assigns,
does hereby covenant to and with the party of the first part, his
successors and assigns, that the party of the second part, his heirs
and assigns, will use the property for residential purposes only; will
not at any time erect any house on said premises costing less than
$3,500.00, except the usual garage, and that not more than one such
house shall be erected on each of said lots; and that no fowl of any
kind shall be kept on said premises.
BEING AND INTENDED TO BE the same premises conveyed to the party
of the first part by deed dated April 28, 1955 from Alexander Forger
and recorded in Suffolk County Clerk's Office on l'iay 17, 1955 in
Liber 3887 of deeds, Page 52. ALSO BEING AND INTENDED TO BE Lot No.
and the northerly portion of Lot No. 25 and the southerly portion of
Lot No. 23 on "Amended lisp of Mattituck Heights, property of Gustav
Bayer at Mattituck, Suffolk County, New York" made and surveyed by
Otto W. Van Tuyl, Surveyor, of Greenport, New York, and filed in Suffolk
County Clari's Office on July 24, 1935 as map 61184,
