THIS INDENTURE, made the 20th day of June , Nineteen
Hundred and fifty-seven,
Between LEONE D. HOWELL and LENA F. HOWELL, his wife,

WITNESSETH, that the parties of the first part in
consideration of the sum of One (161.00) dollar, lawful money
of the United States, and other good and valuable considerations
paid by the parties of the second part, do hereby grant and
release unto the parties of the second part, their heirs and
assigns forever. Town of SoutC:old
A certain lot of land situated at Mattituck,/Suffolk
County, New York, and a part of a tract of land conveyed to the
parties of the first part by Mabel Hollister Houghton by deed
dated the 17th day of November, 1925, and recorded in the office
of the Clerk of Suffolk County in liber 1164 at page 180 of
deeds on the 11th day of January, 1926.
Said lot is on the north side of a right of way
thirty (30) feet wide established and now laid out by the party
of the first part running westerly from another right of way
twenty-five (25) feet wide established by an agreement between
Reeve, Tilly and Hollister, and recorded in the office of the
Clerk of Suffolk County in liber 629 of deeds at page 168 on
the 5th day of September, 1907.
BEGINNING at a concrete monument on the northerly
line of a certain 30 foot right of way over land of the parties
of the, first part, running easterly and westerly, 103.62 feet
westerly along said line from the westerly line of a second
30 foot right of way running northerly and southerly through
said land, said point of beginning being the south-westerly
corner of land of the parties of the second part; running
thence along the first described right of way S. 70000. W.
51.81 feet; thence along other land of the parties of the
first part, two courses, as follows: (1) N.40491W. 140.66 feet;
thence (2) N.85010, E. 50.00 feet to the north-westerly corner
of said land of the parties of the second part; thence along
said land of the parties of the second part S.40491E. 127.10
feet to the point of beginning, according to survey made by
Otto W. Van Tuyl of Greenport, New York, dated June 7th, 1957.
This property adjourns on the west property now owned by the
parties of the second part.
TOGETHER with the right to pass and repass over the
right of way established by an agreement between Reeve, Tilly
and Hollister from New Suffolk Avenue as far south as the
hereinabove described east and west right of way (but no further
south); thence over the said east and west right of way to the
easterly line of land heretofore conveyed by the parties of the
first part to Benjamin Haab and Walter Fisher; thence Southerly
between the land so conveyed to Haab and Fisher and land hereto-
fore conveyed by the parties of the first part to Fred R. Jones,
to the waters of Peconic Bay. The last described right of way
is over a piece of property having a frontage of about 95 feet
on Peconic Bay and 60.5 feet on the southerly side of said east
and west right of way. This strip of land being set aside by
