both residing at 21 Brittany Court, Northport,
County of Suffolk, State of New York,

County of Kings, State of New York,

WITNESSETH,that the part lea of the first part,in consideration of
Ten and no/100 ($10.00)---------------------------------------Dollars ,
-lawful money of the United States, and other good and valuable consideration,
paidby the part ies of the second part,do hereby grant
and release unto the said part ie5 of the second part, their heirs, administrators,
executors, and assigns forever,
ALL that tract or parcel of land situate at Peconic, near Nassau
Point, Southold Town, Suffolk County, New York, bounded and described
as follows:
BEGINNING at a stake set on the northerly line of Mason Drive at the
southwesterly corner of land now or formerly of Adrian Whalen, being
226.02 feet westerly along said northerly line from its intersection
with the westerly line of Broadwaters Drive; from said point of
buinning running along said northerly line of Mason Drive, South
-72 241 30" West 75.34 feet to a stake; thence along other lands now
or formerly of William H. Mason and Harry E. Mason the following two
courses: (1) North 120 08t 10" West 172.02 feet to a stake; (2) North
750 461 00" East 75.05 feet to a stake and the northwesterly corner of
said land now or formerly of Whalen; thence along said land now or
formerly of Whalen, South 120 081 10" East 167.60 feet to the point or
place„pf beginning.
SAIDpre ises also being designated, for identification purposes only, r,t
as lot No. 78 on Map of Property surveyed for William H. Mason and
Harry E. Mason by Otto W. Van Tuyl, April 15, 1948, plot plan January 6 ,I
1950.
BEING and intended to be the same premises conveyed to the parties of 4
the first part herein by deed dated the 15th day of October, 1952 and
recorded in the Office of the Clerk of the County of Suffolk in Liber
3433, page 511 on November 10, 1952.
TOGETHER with all right, title and interest of the parties of the first
part, if any, in and to that portion of Mason Drive adjacent to said
premises to the center line thereof.
SUBJECT to covenants, restrictions, easements and agreements of record,
and particularly those contained in the deed to the Grantors herein
dated the 15th day of October, 1952 and recorded in the Office of the
Clerk of the County of Suffolk in Liber 3433, page 511 on November 10,
1952.
