bounded and described as follows:
PARCEL I: Bounded on the north by land now or formerly of Rosina J.
Richards; on the south by Peconic Bay; on the east by the westerly
boundary line of Salt Lake Village if continued in a straight line
III through flagpole circle and including a pear shaped piece of land on
Old Salt Road to the east thereof; and on the west by a line equi-
distant between the easterly line of Bay Avenue tmd the westerly line
of land formerly of J. Smith Tut7S11 and later of -rymt S. Conklin
(which latter line is the westerly boundary of Salt Lake Village if
continued in a straight line through flagpole circle) together with
all the right, title and interest of the party of the first part in
and to Old Salt Road in front of the premises described to the center
line thereof; also a three fifty-sixth (3/56) interest of, in and to
SO much of said lots 27 and 28 on lap of Property of Lida Bartley,
Mattituck, L.L", filed in the Office of the Clerk of the County of
Suffolk on July 27. 1922, under number 770, as are included in the
extension of Old Salt Road from the north line of Salt Lake

to Salt Lake Lane (sometimes called Rochelle Place), together
a like interest in the bed of Rochelle Place in front thereof, subject
to the right of way of the owners of numbered lots on the Map of Salt
Lake Village and property to the north and west thereof over the same,
and together with a right of way over Salt Lake Lane (sometimes called
Rochelle Place) to Bay Avenue. Together with the right of ingress and

W hereafter be granted to owners of numbered lots on said map of
Salt Lake Village or to the owners of property to the north and west
thereof, and together with a right of way over the path shown on said
map from Old Salt Road to Salt Lake Village Beach, and the use of said
beach in common with other lot owners for bathing and boating, and
together with the right to use The Commons" (hereinafter described),
the Yacht Basin, the Village Dock and Boat Lending and the two paths
leading thereto from the flagpole circle, in common with other lot
owners to whom the same may be granted.
"The Commons" above described is that plot of ground, ap-
proximately 31, x 7919", lying between the flagpole circle and the
Village Dock and between the two paths on either side thereof running
to and from said circle and dock as shown on "Map of Salt Lake Village."
SUBJECT to gas, electric and telephone easements of record
and to covenants contained in deed.
BEING the same premises conveyed and confirmed by a certain
deed dated September 11, 1947 by the FRAWARD CORPORATION,INC. and
FRANK RICHARDS to 31111A S. RICHARDS, and recorded inthe Suffolk County
Clerk's Office on October 9, 1947 in Liber 2761 of conveyances, at
page 267.
PARCEL II: The easterly half of the private Met lending in front of
Lot No, 9 on a certain map entitled "Map of Salt Lake Village,
Mattituck, L,I." pre erred by Otto H. Van Tu71, G.E. and filed in the
Suffolk County Cl,. , a Office on May 10, 1940 as map number 1310, to-
gether with an easement of Ingress and egress over the westerly half
of said private dock to the Village Dock and Boat Landing, as shown
on said map.
The party of the second part has this day executed and
delivered to the party of the first part a purchase money mortgage to
secure payment of the am of Fifteen Thousand ($15,000,) Dollars and
interest as therein provided, which mortgage is intended to be re-
corded simultaneously with this deed.
