by the party of the second part,does hereby remise,release and quitclaim unto the party of the second part,
the heirs or suotessors and assigns of the party of the second part forever,
those certain lots, pieces or parcels
of land,with the buildings and improvements thereon mse,sk situate,
lying and being brlsa at Nassau Point, or Little Hog Neck, Suffolk County,
New York, and known and designated as lot number Eighty (80) and
Eighty-one (81) on Map entitled, "Amended Map A of Nassau Point,
owned by Nassau Point Club Properties, Inc., situate in Town of
Southold, Long Island, New York", surveyed June 28th, 1922, by
Otto W. Van Tuyl, C.E. and Surveyor, Greenport, New York, and
filed in the office of the County Clerk of Suffolk County, New York,
August 16th, 1922, File No. 156.
EXCEPTING therefrom all that certain lot, piece or parcel of
land with the buildings and improvements thereon situate, lying
and being at Nassau Point, or Little Hog Meek, Town of Southold,
Suffolk County, New York, heretofore conveyed by me to Marcella
Burrows and William D. Burrows, husband and wife, by deed dated
May 24, 1941, and recorded in the office of the Clerk of Suffolk
County on June 9, 1941, and more particularly described as follows:
BEGINNING at a concrete monument set on the easterly line of
Nassau Point Road as show on "Map of Proposed Subdivision Section B

Nassau Point Club Properties, Inc." filed in the office of the
Clerk of Suffolk County October 4, 1919 in file number 745;
said monument being 18.0 feet southerly along said easterly line
of Nassau Point Road from the northwesterly corner of lot number
81 as shown on said map; running thence through said lot number
81, N. 820 51' 500 E. 278.12 feet to Little Peconio Bay; thence
along said Little Peconio Bay, S. 70 57' 10" E. 15.06 feet to
the northerly line of a certain 25 foot road as shown on said
map; thence in a general southwesterly direction along said
northerly line of said 25' road to said easterly line of Nassau
Point Road; thence in a general northerly direction along said
easterly line of Nassau Point Road about 107 feet to the point
of beginning.
TOGETHER with all the right, title and interest of the party
of the first part in and to the land lying in front of and adjoin-
ing said premises.
Subject to telephone agreement recorded in L1000 op 431, and
easements of record, if any.
Subject to any unpaid taxes.
Subject to restrictions of record.
It being my intention to convey hereunder all of the property
conveyed to me by Ruth A. Rota under an instrument dated August
19, 1938, and recorded in the office of the Clerk of Suffolk
County, New York, on August 20, 1938, in Deed Liber 2000, page
232, and excepting therefrom such part as I have previously con-
veyed to Marcella Burrows and William D. Burrows, husband and wife,
by deed dated May 24, 1941, and recorded in the office of the
Clerk of Suffolk County, New York, on June 9, 1941.
