paid by the part i e s of the second part,do hereby runt and release unto the
parties of the second part, their heirs and assipna foreuer,all
that certain piece or parcel of land, situate, lying and being at
Mattituck, in the Town of Southold, County of Suffolk and State of New
York, bounded and described as follows:
Beginning at a concrete monument set on the northerly line of
Nauales Drive, a Town Highway, at a point 199.69 feet easterly along sai
line from a post set at the southeasterly corner of land formerly of
J. Q. A. Ward and ajoining land of said Naugles; running from said
point of beginning on a line parallel to the dividing line between said
land formerly of J. Q. A. Ward and land of said Naugles, North 21 deg.
33' West 440 feet, more or less, to Mattituck Inlet; thence running
easterly along said Mattituck Inlet 100.6 feet more or less, to other
land of said Naugles; thence along said other land of Naugles on a
line parallel to the first described boundary and at all point 100 feet
easterly therefrom measured at right angles thereto, South 21 deg. 33'
East 420 feet more or less, to a concrete monument on said northerly
line of Naugles Drive; thence running westerly along said northerly
line of Naugles Drive on a curve to the left whose radius is 349.5 feet
a distance on said curve of 61.07 feet to the end of said curve; thence
running still along said northerly line of Naugles Drive, South 70 deg.
09' 10" West 39.40 feet to the point or place of beginning, containing
according to survey made June 15, 1944, by Otto W. Van Tuyl, Licensed
Surveyor, Greenport, N.Y., containing Ninety-Four Hundredths (94/100)
acres.
Together with all the right, title and interest of the parties
of the first part of, in and to the waters and lands under waters of
Mattituck Inlet, lying in front of and adjoining the above described
premises on the north to the center line thereof.
Together also with all the right, title and interest of the
parties of the first part of, in and to Naugles Drive, lying in front of
and adjoining the above described premises on the south, to the center
line thereof.
Together also with a right of way, 30 feat in width from the
westerly end of the right of way of Stanley I. Naugles and another, here
inafter described, westerly across other land of Stanley I. Naugles
about 200 feet to said land formerly of J. Q. A. Ward and thence wester-
ly over the land force rly of J. Q. A. Ward to Luther* Road.
