WITNESSETH,that the party of the first part,in consideration of len dollars and other valuable consideration
paid by the party of the second part,does hereby grant and release unto the party of the second part,the heirs
or successors and assigns of the party of the second part forever,
- ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate, -
lying and being;pwpc near Nassau Point, Peconic, Town of Southold, Suffolk i-
County, New York, bounded and described as follows:
BEGINNING at a concrete monument set in the northerly line of
Mason Drive 168 feet easterly along said northerly line of Mason
Drive from its intersection with the easterly line of Haywater
Drive; and thence running north 12 degrees 06, 10" west 186.14 feet -
to a concrete monument; thence north 75 degrees 461 00" east 90,08
feet to an iron pipe, set for a bound; thence south 12 degrees 081
10" east along land now or formerly of Henry Wolfram 180.84 feet to
a concrete monument set in the northerly line of Mason Drive; thence
along the northerly line of Mason Drive south 72 degrees 241 30"
west 90.43 feet to the aforesaid concrete monument and the point or
place of beginning.
The conveyance hereunder is SUBJECT to a certain $9,000.00 mort-
gage executed by the party of the first part, as mortgagor, to -
Riverhead Savings Bank, as mortgagee, which mortgage is dated Febru-
ary 21, 1955, was recorded on February 24, 1955, in the Office of
i the Clerk of Suffolk County in Liber 2365 of Mortgages, at page 21,
and on which mortgage and the bond secured thereby there is now due
the sum of $7,849.74 , with interest thereon at the rate of five _
(5%) per centum per annum from November 1, 1957• The party of the
second part hereby assumes and covenants to pay such mortgage debt
6 and interest as part of the consideration for this conveyance.
