parties of the second part, their heirs and assigns forever,all
that certain lot,pieee or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being at Nassau Point,
Town of Southold, County of Suffolk and State of New York, known and
designated as and by the lot number 29, on a certain map entitled,
"Amended Map 'A' of Nassau Point, owned by Nassau Point Club Properties
Inc., situated in the Town of Southold," and filed in the office of
the Clerk of the County of Suffolk on August 16th, 1922, under file
Number 156, which said lot is more particularly bounded and described
as follows:
BEGINNING at a concrete monument set at the corner formed by the
intersection of the easterly line of Nassau Point Road on the south-
erly line of Carpenter head; running thence along the southerly line of
'.. Carpenter Road and through an iron pipe used for a marker North 780
36' 2011 East a distance of 405.16 feet to the mean high water mark of
Little Peconic Bay; running thence along the mean high water mark of
Little Peconic Bay South 90 00' 40" East a distance of 100 feet and to
the northerly line of Lot Number 30 as shown on said map; running
thence along said northerly line of Lot Number 30 as shown on said
map and through an iron pipe set as a marker South 780 36120" West a
distance of 387.0 feet to an iron pipe and the easterly line of Nassau
Point Road; running thence along the easterly line of said Nassau
Point Road North 190 22' 10" West a distance of 100.86 feet to the
concrete monument at the point or place of beginning.

OGETHER with all the right,title and interest of the parties of the
first part,if any, of, in and to the land under water in Little Peconlc
Bay abutting said premises.
✓ SUBJECT,however, to an easement over a strip of land extending fifteen
(15) feet in width along and above high water mark, which shall form a
part of a common roadway for the benefit of all persons owning land on
said Nassau Point, to the extent that the same now exists,if any.
SUBJECT also to covenants, restrictions:and reservations in deed from
Nassau Point Club Properties,Inc. to Victor W. Grossman datedJanuary 22
1926 and recorded in Suffolk County Clerks office in Liber 1162 of
Deeds, at Page 596 on January 26, 1926. i
SUBJECT to Southold Town zoning restrictions.
SUBJECT to mortgage held by Riverhead Savings Bank,originally in the I
sum of $11,000.00, dated October 1,1954 and recorded in Suffolk County -
Clerk's office on October 5, 1954 in Liber 2285 of Mortgages, at Page I
415, on which mortgage there is now due the am of $9993.79 with interes
thereon at 5% from September 1,1957, which mortgage the parties of the
sem nd part hereby assume and agree to pay as a part of the consideratio
for this conveyance.
