between OSCAR P. STOOKS and ELEANOR STOOKS, his wife, both residing at
22 Linden Avenue, Floral Park, Nassau County, New York,

136-37 72nd Avenue, Flushing, Queens County, New York,

WITNESSETH,that the par[aeof the first part.in consideration of

lawful movey of the United States, and other valuable considerations,
paid by the parties of the second part, de hereby grant and release onto the parties of the second

ALL that certain piece or parce_ of land with the buildings and
improvements thereon situate at LIattituck in the Town of Southold, County
of Suffolk and State of New York, boumded and described as follows:-
BEGII;KING at a concrete monument set on the southwesterly line of
Deep Hole Drive at the southeasterly corner of land now or formerly of
Anthony Corte; and running along said southwesterly line of Deep Hole
Drive South 300 111 20" East 50 feet to land of Probka;, thence along
said land of Probkal at right angles to said southwesterly line of Deep
.Hold Drive, South 570481 40" West 240 feet, more or less, to the ordinary
.high water mark of Deep Hole Creek; thence northwesterly along said
ordinary high water mark of Deep Hole Creek 60 feet, more or less, to
said land of Anthony Corte; thence along said land of Anthony Corte,
parallel with the southeasterly boundary hereinabove described North 590
481 40" East 275 feet, more or less, to the point of beginning.
TOGETHER with all the right title and interest of the parties of the
first part in and to waters and the land under water of Deep Hole Creek
. lying in front of and adjoining the above described premises.
TOGETHER with all the right title and interest of the parties of
the first part in and to Deep Hole Drive adjoining said premises to the
center line thereof.
BEING and intended to be the same premises conveyed to the parties
of the first part herein by the Henry R. Gildersleeve Estate by deed
dated August 4, 1950 and recorded in the Suffolk County Clerk's office
at Riverhead, New York in Liber 3111 at page 102 on August 9f 1950 and
for the purpose of identification only known as Lot #30 on Gap of Farm
owned by the Estate of said Henry R. Gildersleeve A surveyed September
5, 1934 by Otto W..VanTuyl, licensed surveyor of Greenport, Nev York.
SUBJECT to the following covenants and restrictions:
1. That the Purchasers shall not erect or permit to be erected on any lot
any buildings except one detached dwelling house for one family and one
garage for private use for said dwelling.
2. That no dwelling erected thereon shall cost less than $3,000.00
3. That no part of any building or cess pool on any lot .shall be more t1an
175 feet from Deep Hole Drive and less than five (5) feet from the aid
boundary line of any lot.
