VanTuyl, Civil Engineer and Surveyor, Greenport, New York," which said map is filed in the office of the Clerk of the County of Suffolk, State of New York, as map #156. Subject to an easement over a strip of land extending fifteen - feet in width along and above high water mark, which shall form part of a common roadway for the benefit of all persons owning lands on said Nassau Point, including the grantee herein. BEING AND INTENDED TO HE the same premises conveyed to Oscar Silleck and Sarah Silleck, his wife, by Ralph W. Sterling and Others, by deed dated July 16, 1934, recorded August 13, 1934, in the Suffolk County Clerk's Office in Liber 1776 of Deeds at Page 237, and this conveyance is subject to the covenants and restrictions contained in said deed. The premises are more particularly described as follows: Beginning at a concrete monument set on the westerly line of Broadwaters Road and on the line between lots numbers 264 and 265 of Nassau Point Club Properties, Inc., and running thence southerly along said line of Broad waters Road, 60 feet to a stake; thence along land now or formerly of Ralph W. Sterling and Ellsworth C. Grathwohl, North 720 36' 40" West 470 feet, more or less, to the present highwater mark of Haywaters Cove; thence northeasterly along said present highwater mark, 100 feet; thence along land now or formerly of Ralph W. Sterling and Ellswortb„C. Grath- wohl, South 720 17' 30" East 375 feet, more or less, to the point of beginning.
