While we understand the need to stabilize the bluffon the Donikyan's property, we have serious concerns about the resulting destabilization and damage to our property. We would like some explanation of measures to be taken not to further damage our bluff and beach. Clarification is also necessary of how heaJ/y machinery, sand, boulders and other materials will be transported to the site. A re-inspection was conducted at approximately 1:00 P.M. on July 24, 1995 in order to update our findings. Any observed changes were verbally presented to the client. Weather was sunny and the air temperature was approximately 80 degrees Fahrenheit during the first inspection. The Realtor was at the site during the original inspection. The home is a two story traditional style building The structure is wood frame construction on a concrete masonry unit ( i.e., "block"; foundation that forms a cellar, garage and crawl space under ihe building. The exterior is covered with a bdck veneer and vinyl siding and the building has a combination gable style roof which is covered with asphalt shingles. The building has a natural gas fired heating system that heats the building through a warm air duct distribution system. A separate natural gas fired water heater is used to provide domestic hot water. Water is provided by a public system. The front of the property faces south. The di~tan~;e between the edge of the patio and the eage of the cliff was measured and f~.u_nd to be 1_4 f~e. et~ This is,4 feet less than the same measurement shown on the survey that was taken on October 4, 1994. This erosion appears to have been caused by storm damage and from high tides and wave action against [he cliff wails. Installation of a bulkhead or revetment at the base of the cliff will help to minimize erosion from storms and the installation of either is recommended. The installation of a revetment or bulkhead along the cliff to the west will also be necessary to prevent erosion of the cliff in that area and encroachment from the west. The lack of vegetation on the sloped areas to the west will result in erosion of the cliff from wind arid rain. This hill will continue to erode as long as there is no vegetation on ifs slope and will continue to encroach into the adjacent properties to the east. The degree and speed of encroachment cannot be predicted and is a function of frequency and severity of precipitation and wind. The propensity for flooding was not assessed, b) Landscaping Landscaping surrounding the building included snruos and lawn areas, all of which were mature and fairly well maintained. Some shrubs were also noted as growing against the front of the building and it is suggested that they be trimmed to prevent contact with the building.
