by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvements thereon erected,situate,
lying and being 1ix69 near Cutchogue, in the Town of Southold, County of
Suffolk and State of New York, at a place called Little Neck, bounded
and described as follows:
PARCEL I: BEGINNING at a point on the southerly side of a private

running thene a ong the westerly line of land of Cornelius R. McKay
1 a distance of 169 feet to high water mark of Sheep Pen Channel; again
starting at the said point of beginning and running thence South 76
degrees 5 minutes 40 seconds West along the southerly side of said
private road a distance of 80 feet to a point and land formerly of
Albert E. Strohson and now or formerly of George B. McKay; thence in
s a southerly direction a distance of 185 feet along other land formerly
of Albert E. Strohson and now or formerly of George B. McKay to high
water mark of Sheep Pen Channel; thence in an easterly direction along
the said high water mark of Sheep Pen Channel a distance of 105 feet
to the southerly extremity of the first course above set forth.
TOGETHER with a right of way in common with others for free and un-
obstructed passage on foot or with vehicles over the private road two
(2) rods in width to the public highway known as Little Neck Road.
BEING the same premises conveyed to the Seller by C.H.Tunnieliffe
Jones add Georgetta M. Langdon as Executors of the estate of Edwin K.
Langdon, deceased, dated December 1, 1950 and recorded in Suffolk
County Clerk's Office on December 12, 1950.
PARCEL II: ALL the right, title and interest of the seller in and
at
Tact of meadow-land bounded easterly and southerly by the
creek known as Sheep Pen Channel; bounded westerly by the meadow of
the heirs of Austin B. Goldsmith; and bounded northerly by the land
of L.M.Baldwin, and containing, by estimation one-quarter ('t) acre
more or less; with right of way down the Little Neck Road to the said _
meadow-land.
SAID PARCEL II being, and intended to be, the same premises conveyed
to Anne W. Heidenreich by Burnett F. Tuthill, as sole surviving
executor of S. Edgar Tuthill, deceased, by deed dated November 28,
1950; and recorded in Suffolk County Clerkta Office on December 12,
1950, 1n Liber 3163 of Deeds, at page 161.
