WITNESSETH,that the party of the first part, in consideration of Ten Dollars and other valuable consideration
paid by the party of the second part, does hereby grant and release unto the party of the second part, the heirs
or successors and assigns of the party of the second part forever,
ALL that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate,
lying and being in the designated as "Parcel to be conveyed to Richard and
Laureen Wheeler" on a certain realty subdivision map entitled, "Map of
Highpoint Meadows , Section Two at Southold, Town of Southold, Suffolk
County, New York" filed in the office of the Clerk of Suffolk County
March 19 , 1990 as File No. 8911, being more particularly described as
follows :
BEGINNING at the northwest corner of Lot 13 as shown on aforesaic
"Map of Highpoint Meadows , Section Two" ; and
running thence from said point of beginning northerly along the
easterly lime of Tuthill Road, as shown on aforesaid "Map of Highpoint
Meadows , Section Two the following courses and distances :
(1) on a curve to the right with a radius of 785. 00 feet foi
a distance of 149 . 28 feet, this curve being tangent to the
following course ,
(2) North 1 deg . 34 min. 20 sec. East 71 . 14 feet to the
northwest corner of the land of the parties of the second
part;

the same first to the payment of the cost of the improvement before using any part of the total of the same for
any other purpose.
The word "party" shall be construed as if it read "parties" whenever the sense of this indenture so requires.
