Van Tuyl, C.E., filed in the Suffolk County Clerkta Office May 10, 1940 as Map No. 1310, running thence from the aforementioned monymentmarking the place of beginning, N. 790 05' E. 161.57 feet to the aforesaid monument on the westerly side of Old Salt Road; thence N. 100 55' W. 155.20 feet;tLence a westerly direction at an angle describing an arc of 900 on its westerly side with the last described course 164.69 feet to a point; thence in a southerly direction 154.26 feet more or less to the point or place of beginning. The parties of the second part, for themselves, their heirs and assigns do covenant and agree to and with the said ROSINA J. RICHARDS, her heirs, executors, administrators and assigns that the parties of the second part shall use the granted premises for residential purposes only; that they shall not at any time hereafter erect, or cause, permit or suffer to be erected upon the granted premises or any part thereof, any building other than for residential use; which building shall not be more than one and a half stories in height and no garage or other out building ghall be more than one storyin height; and the-parties of the second part further covenant and agree that no such building or appurtenance thereof, LIQ 1576 Rc.F 757 prig or out building shall be erected on the granted premises within 5dfeet of any boundary of the granted premises.
