ALL that certain lot of land situated at Mattituck, Suffolk
County, New York, and a part of a tract of land conveyed to the
parties of the first part by Mabel Hollister Houghton by deed
dated the 17th day of November, 1925 and recorded in the Office
of the Clerk of Suffolk County in Lib 11611, at page 180 of Deeds
on the 11th day of January, 1926. ��
Said lot is on the north side of a right of cosy thirty (30) feat
wide established and now laid out by-the parties of the first
Part running westerly from another right of way twenty-five (25)
feet wide established by an agreement between Reeve, Tilly and
Hollister, and recorded in the Office of the Clark of Suffolk
County in Liber 629 of deeds at page 168 on the 5th day of
- September, 1907.
BEGINNING at a stone set in the northerly side of said east
and went right of way 761.03 feet westerly from the intersection
of said north side of said east and west right of way and the
westerly line of said north and south right ofway-established
by the said agreement between Reeve, Tilly and Hollister, thence
North 11F000t east 167.85 feet to a monumment, thence westerly along
a line drawn parallel with the nprtherlyboundary of the land of
the parties of the first partandthirty (30) feet southerly,
therefrom= Fifty-two (52) feet to another monuments thence mouth
- 140001 west 161.05 feet to another monument set in the northerly
side of the said east and west right of way, thence along the
northerly side of said east and vast rightof way on a course:
north 6V171 east 25.69 feet to another stone monument, thence -
continuing along the northerly side of said east and west right
Of way on a course north 780 251 went 31.03 feet to the point or
place of beginning. - _
TOGETHER with the right to pass andrepassover the right of way
established by an agreement between' Reeve, Tilly anfl Hollister
from New Suffolk-Avenue-an far+south as the hereinbefore described
east and west right of.way (but no further south)i. thence-over
the said east and west right of way as herein described to the
westerly ling of the lot herein conveyed. 'J

_ TOGETHER with a right of way to the shore of Peoodla Bay over '=-
a strip of land lying to the west of premises conveyed by the
parties of the first part to Fred M. Jones,being 60.5 feet on the
southerly aids of thelast mentioned right of way and 95 feet in
- width on the bulLbaad line on the shore of said Peconic Bay, this
- strip of land being set aside by the parties of the first part in
for the use of purobasers of lots having no other access to the -
waters of Peoonio Bay and shall be used in common by such purchasers j
-` and such right of way shall be construed as running with the land r-
- ! herein conveyed and may not be conveyed separately by the purchaser
herein.
This deed:is executed and delivered to the parties°of the second
-.� part for the purpose of procuring a reoonveyanoe of the premises
Z described above together with an additional twenty-five (25) feet
along the east and wast line of the premises described herein to =-
! eliminate any possible strips or gores intervening so that the sfr
d parties of the .second part in the reconveyance will have one +E-
