THIS INDENTURE,nude the 16th day of Deeember ,nineteen hundred and fifty-eight
BETWEEN KLUDE B. RAMLMR, residing at 11 Brlxtea Road, Garden City,
Cbunty of Nassau, State of New York,
parry of the first part,and Charles Hammer and Maude B. Hammer, his wife,
both residing at 11 Brixton Road, Garden City, County of Nassau,
State of New York,
party of the second part,
WITNESSETH,that the pant of the first part,in consideration of Ten Dollars and other valuable consideration
paid by the party of the s nd part,docs hereby grant and release unto the party of the second part,the heirs
r sucressors and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land, with the buildings and improvements thereon erected,situate,
lying and being tafe at Nassau Point or Little Hog Neck, Suffolk County,
New York, known and designated as Lots numbers 94,96,97 and 98 as laid
down on a certain map entitled ''Attended Map A of Section B, Nassqu
Point Club Prorerties, Inc. situated on Nassau Point Suffolk County,
N. Y.11 surveyed for and certified to the Title Guarantee and Trust Co,,
June y, 1919 Wallace R. Halsey, Southampton, N. Y., Halsey & Van Tuyl,
Engineers "I SurOeyorsl Ghesgport, N. Ye ' Contining within said
bounds four acres, be the same more or less, said map being filed in
Suffolk County Clerk's Office on October 21, 1920, as and by file
#753.
SUBJECT to covenants, conditions, restrictions and easements set
forth in instruments recorded in the Office of the Clerk of the
County of Suffolk in Liber 1007 of Conveyances, page 412.
EXCEPTING, however, any portion of the above described premises
lying within the boundary lines of Peconic Bay.
TOGETHERwith the right of ingress and egress over Aborn Lane to and
from the premises herein to Nassau Point Road.
BEING the same premises conveyed by Marjorie J. Barth and Trygve
Barth, her husband, to Gustav A. Fensterer and Anna R. Fensterer his
wife, by deed dated September 25th, 1924, and recorded in the Su�folk
County Clerk's Office on October 6, 1924, in Liber 1115 of Deeds at
page 272 and the said Gustav A. Fensterer having died a residen� of
the County of Nassau on February 7th, 1945; and thereafter conveyed
i.. by Anna It. Fensterer, surviving wife of Gustav A. Fensterer, deceased,
to Maude Be Hammer, by deed dated June 1st, 1945 and recorded In the
` Suf"nik County Clerk's Office July 5, 1945 in Liber 2461 op fly.
