THIS INDENTURE, made the 11th day of February ,Nineteen
a Hundred and Fifty-eight,
f Between LEONE D. HOWELL and LENA F. HOWELL, his wife,
residing at Mineola, Nassau County, New York, parties of the
first part, and JAMES L. GRAY and MURIEL P. GRAY, his wife,
residing at 109 Harrison Street, Garden City, Nassau County,
New York, parties of the second part
WITNESSETH, that the parties of the first part in
consideration of the sum of One ($1.00) dollar, lawful money
of the United States, and other good and valuable considerations
paid by the parties of the second part, do hereby grant and
release unto the parties of the second part, their heirs and
assigns forever.
ALL that certain lot of land situated at Mat tituck, in the
Town of Southold, County of Suffolk, State of New York, bounded
and described as follows:-
BEGINNING at a concrete monument set on the southerly
line of a certain 30 foot right of way running easterly and
westerly at a point on said line 302.0 feet westerly from the

westerly line of a 25 foot right of way established by an
agreement between Reeve, Tilly and Hollister, and recorded in
the office of the Clerk of Suffolk County in liber 629 of deeds
at page 168 on the 5th day of September, 1907 (Reeve Avenue),
said point of beginning being the northwesterly corner of land
of Peter Gray; running thence along said land of Peter Gray
S. 3040130" E. 150 feet, more or less, to a bulkhead line at
ordinary high water line of Great Peconic Bay; thence westerly
along said ordinary high water line 60 feet, more or less, to
other land of the parties of the second part; thence along
said other land of the parties of the second part N.3019110" W.

146 feet, more or less, to a concrete monument set on the
southerly line of said 30 foot right of way; thence along
said line of said 30 foot right of way N.700001E. 60 feet
to the point of beginning.
TOGETHER with all the land lying between the east and
west boundary lines extended from the bulkhead line to the
high water mark of Peconic Bay.
TOGETHER with a right of way over a strip of land
thirty (30) feet wide, the southerly line of which beginning
at the Northwest corner of the land herein described runs
on a course North 700001 East to the Northeasterly corner
of the land heretofore mentioned as conveyed to Bryant S.
Conklin and thenoe Northward over another right of way
northerly
twenty-five (25) feet wide extending/from the southerly aide
of the first right of way to New Suffolk Avenue, hereinbefore
described.
It is understood and agreed that the rights herein
given under the last mentioned right of way shall not extend
south of the southerly line of the first described right of
way.
BEING a part of the same premises conveyed by Mabel
Hollister Houghton to Leone D. Howell, one of the parties
of the first part herein by Deed dated November 17, 1925 and
recorded in the office of the Clerk of Suffolk County on \
January 11, 1926 in Liber 1164 of Deeds at Page 180.
