THIS INDENTURE, made the 6th day of December, 1954,
between Charles K. Gavin, residing at 302 West 12th Street,
New York, N. Y., as executor under the last will and testa-
ment of John E. Gavin, deceased, late of the County of Kings,
State of New York, party of the first part, and Edward T.
Gavin, residing at 329 West Earle Street, Greenville, South
Carolina, and Charles K. Gavin, individually, residing at
302 West 12th Street, New York, N. Y., parties of the second
part:
WITNESSETH:
That the party of the first part, by virtue of the
power and authority to him given in and by said last will and
testament, and in consideration of Ten ($10) Dollars, lawful
money of the United States, paid by the parties of the second
party, does hereby grant and release unto the parties of the
second part, their heirs and assigns forever:

Parcel 1
ALL that certain lot or parcel of land, situate
lying and being at Nassau Point or Little Hog Neck, Town of
Southold, Suffolk County, N.Y., and described as follows:
BEGINNING at a point on ordinary high water mark
of Cutchogue Harbor, distant two hundred (200) feet south-
westerly, measured along said ordinary high water mark, from
the centre line of Horse Shoe Road, as said road is laid out
on a certain map entitled 'Map of Proposed Sub-division,
Section C, Nassau Point Club Properties, Inc., situate on
Nassau Point, Suffolk County, N.Y.", surveyed June 21, 1919,
by Halsey & Van Tuyl, Civil Engineers and Surveyors, River-
head, N.Y., and running thence South, 77 45'10" East, 450.6
feet to a concrete monument on the southerly line of said
Horse Shoe Road; thence along the southerly line of Horse
Shoe Road on a slight curve, to a concrete monument which is
South 48 001 101f East, 68.3 feet from the last mentioned poin�;
thence South, 56 53' 50" west 92.92 feet to a concrete monu-
ment; thence North 77 45' 101f west, 508.04 feet to ordinary
' high water mark of Cutchogue Harbor, thence along said
ordinary high water mark of Cutchogue Harbor, North 44 381

10" East, 118.42 feet to the point or place of Beginning.
Containing 1.170 Acres, more or less. The southerly line is
parallel to northerly line and distant 100 feet therefrom,
measured at a right angle thereto.
TOGETHER with all the right, title and interest of
the party of the first part in and to the land under water
of Cutchogue Harbor abutting said premises.
SUBJECT however to an easement over a strip of
land extending fifteen feet in width along and above high
water mark which shall form part of a common roadway for.the
benefit of all persons owning lands on said Nassau Point,
including the grantee herein.
Being the same premises conveyed to said John E.
(Gavin, deceased, by deed dated the 5th day of November, 1921, .;
and recorded in the office of the County Clerk of Suffolk
County in liber 1036 of deeds, at page 476, on the 21st day
of January, 1922.

lying and being at Nassau Point or Little Hog Neck, Town of
Southold, Suffolk County, N.Y., and described as follows:
BEGINNING at a point on ordinary high water mark
of Cutchogue Harbor, distant 318.42 feet southwesterly,
measured along said ordinary high water mark, from the centre
of Horse Shoe Road, as said road is laid out on a certain map
entitled 'Map of Proposed Subdivision, Section C, Nassau
Point Club Properties, Inc., situate on Nassau Point, Suf-
folk County, N.Y.t' surveyed June 21, 1919, by Halsey and Van
Tuyl, civil engineers and Surveyors, Riverhead, N. Y., and
,running thence south 77 45' 10^ east 508.04 to a concrete
monument; thence south 77 05' 50" west 200 feet; thence
north 71 43' 50" west 162 feet; thence northwesterly to a
'point in ordinary high water mark of Cutchogue Harbor, dis- '
tant 343.42 feet southwesterly measured along said ordinary
high water mark, from the centre of Horse Shoe Road, thence
northeasterly along said high water mark 25 feet to point
or place of beginning.

ALL that lot or parcel of land, situate, lying and
being at Nassau Point or Little Hog Neck, Town of Southold,
Suffolk County, N.Y., and known and designated as Lot No.
Three Hundred and Twenty-one (321) on map entitled ^Amended
Map A of Nassau Point, owned by Nassau Point Club Properties,
Inc., situate in Town of Southold, Long Island, N.Y." sur-
veyed June 28, 1922 by Otto W. Van Tuyl, C.E. and Surveyor,
Greenport, N.Y., and filed or intended to be filed in the
office of the County Clerk, Suffolk County, N.Y.
Being the same premises conveyed to said John E.
Gavin, deceased, by deed dated the 2nd day of August, 1922,
and recorded in the office of the County Clerk of Suffolk
County in liber 1050 of deeds, at page 233, on the 31st day
of August, 1922.
Parcel 4
ALL that certain lot, piece or parcel of land,
situate, lying and being at Nassau Point or Little Hog Neck,
Town of Southold, Suffolk County, N.Y., described as follows:
BEGINNING at a point at high water mark of the
water known as the Horse Shoe, in Cutchogue Harbor, Great
Peconic Bay, distant two hundred (200) Feet, measured along
high water mark, southwesterly from the centre line of Horse
Shoe Road; running 'thence southerly, Seventy-seven Degrees,
Forty-five minutes, Ten seconds (77 45' 1011) East and along
the northerly boundary line of land formerly conveyed by the
party of the first part to the party of the second part,
(and now known as Lot No. 319 on map entitled "Amended Map A
of Nassau Point, owned by Nassau Point Club Properties,. Inc.,
situate in Town of Southold, Long Island, N.Y." surveyed
June 28, 1922 by Otto W. Van Tuyl, C.E. & Surveyor, Greenport
N.Y., and filed in the office of the County Clerk of Suffolk
County, N.Y., August 16, 1922, file No.156,) Four Hundred
and Fifty and six tenths feet (450.61), to the southwesterly
side of Horse Shoe Road; thence northwesterly along the
southwesterly side of Horse Shoe Road, to a point where the
same is intersected by a line drawn parallel to the northerly
line of Lot No. 319, on said last mentioned map, and distant
twenty (20) Feet northerly therefrom; thence northwesterly,
along said parallel line to the high water mark of the Horse
Shoe, Cutchogue Harbor; thence southwesterly along said high
water mark, to the point or place of Beginning.
SUBJECT, however, to an easement over a strip of
