BETWEEN MARTHA C, LEIBELL, residing at 160 East 48th Street, Borough
of Manhattan, City, County and State of New York,
party of the first part,and FRANK J. SEAMAN and MADALYN B. SEAMAN, his wife, -'

thereon, at Cutchogue, in the Town of Southold, County of Suffolk,
III and State of. New York, and bounded and described as follows:
BEGINNING at a point on the dividing line between lands of the
seller on the east and lands of the Estate of Henry V. Downs on
the west, which point is distant, measured along said dividing
line, South 14 degrees 07 minutes East 626.9 feet from the inter-
section of said dividing line with the southerly line of New Suffolk
Avenue and from said point of beginning; running thence along other
lands of-the seller, North 75 degrees 53 minutes East 109.25 feet
j to lands now or formerly of one Walker; running thence along said
lands of Walker, South 14 degrees 07 minutes East' 90.49 feet to
a point; thence still along said lands of Walker, South 38 degrees
13 minutes East 136 feet to a point on the High Water Line of Great
Peconic Bay; running thence in a generally southwesterly direction
along said High Water Line, about 215 feet, more or less to lands
of the Estate of Henry V. Downs; running thence along said lands
North 14 degrees 07 minutes West 182 feet to a point; thence still
along said lands North 1 degree 26 minutes East 99.7 feet to a
point; thence continuing along said lands North 14 degrees 07
minutes TWest 30 feet, to the point or place of beginning.
