BEGINNING at a stake set on the northwesterly line of Olejulane
which stake is located 104.93 feet on a course of S. 56^ 271 1011 W.
from a concrete monument set in the northwesterly line of Olejulane at
the intersection of he premises of the party of the first part and
premises of Doris E. Wilsberg and which monument is the southwesterly

corner of lands of Doris Wilsberg conveyed to her by Julius Zebroski
by deed dated January 2, 1951 and recorded in Suffolk County Clerk's
Office in Liber 3176 of deeds at page 191; running thence from said
stake so situated, N. 29' 011 5011 W. 109.71 feet to a stake set in
the southeasterly line of a proposed private road to be known as
"Nuart Lane;” thence along said southeasterly line of Nuart Lane S.
61^ 451 30" W. 200.0 feet to a stake set in said southeasterly line of
Nuart Lane; thence S. 24" 551 20" E. 129.32 feet to a stake set in the
northwesterly line of Ole!Jolene; thence N. 56^ 271 10" E. 209.88 feet
along the northwesterly line of Olejulane to the point or place of
beginning.
IT IS EXPRESSLY UNDERSTOOD AND AGREED that the party of the
first part, her heirs or assigns, is not committed or required to con-
struct the said proposed private road known as nNuart Lane;l' if such a
private road is constructed adjoining the premises of the party of the
second part, said party of the second part is hereby given a right-of-
way wer said private road but nothing else.
TOGETHER with all the right, title and interest of the party
of the first part, if aRY, in and to Olejulane in front of and adjacent
to the above described premises.
TOGETHER with the right-of-way, if any, over a certain 25 feet
private road leading from the southerly line of New Suffolk Avenue
southerly to Peconic Bay.

SUBJECT, BUREVER, to all covenants and restrictions of record,
and in particular to the following covenants and restrictions appearing
in the deed to the party of the first part from Julius Zebroski recorded
in the office of the County Clerk, Suffolk County in deed Liber 3203 at
page 279.
1. That neither the said party of the second part, nor her
heirs and assigns, shall or will manufacture, sell or cause or permit to
be manufactured or sold, on any portion of the premises hereby to be con-
veyed, any goods or merchandise of any kind, and shall not carry on, or
permit to be carried on, on any part of said premises, any trade, busi-
ness, commercial enterprise, boarding house, or profession whatsoever.
112. That no more than one (1) dwelling house, or cottage, shall
be erected on any strip of said premises having a frontage of less than
100 feet on Olejulane.
113. That no dwelling house costing less than 45,000 shall be
erected on said premises unless the plans are approved in citing by the
party of the first part.
114• That there shall be no outside toilets or outhouses erected
115. That the said covenants are declared to be and shall be
covenants attached to and running with the land. The said restrictions,
however, may be released or altered by the party of the first part at

BEING and intended to be the same premises conveyed by the party
of the first part to the party of the second part by deed dated November
273 1951, recorded in the office of the Clerk.of the County of Suffolk
on November 30, 1951 in Liber 3295 at page 183. This deed being for the
purpose of correcting the description in said deed recorded in Liber
3295 at page 183.
