York, known and designated as part of lots 17 and 18 on a certain
map entitled, "Map of Marratooka Park, Plan of Bay Lots and Bungalow
Sites, dated March, 1910 and revised December 1913" and fi}ed in the
Office of the Clerk of the County of Suffolk on May 7, 1914 as Map
No. 19, said part of lots being more particularly bounded and des-
cribed as follows:
BEGINNING at a point on the southerly side of Hudson Avenue (Park
Avenue) (South Road) where the same Is intersected by the easterly
line of land now or formerly of G. E. Lazarus, which point is also
distant 692.15 feet easterly from a pipe located on the southerly
side of Hudson Avenue, where the easterly side of Marratooka Road
if prolonged southerly would intersect the southerly side of Hudson
Avenue, and from said point of beginning running thence along the
southerly side of Hudson Avenue North 8b degrees 57 minutes East
130.85 feet to land now or formerly of Vernon Strub; thence along
said land South 11 degrees 13 minutes East 641.0 feet to Great
Peconic Bay; thence along the same South 87 degrees 49 minutes
West 131.15 feet to land now or formerly of G. E. Lazerus; thence
along said land North 11 degrees 13 minutes West 639 feet to the
southerly side of Hudson Avenue at the point or place of beginning.
BEING the same premises conveyed to the parties of the first part by
I Lewis A. Gryte and Ainslee K. Gryte, his wife, by Warranty Deed with
Full Covenants dated December 4, 1956, recorded 1. the Office of the
Clerk of Suffolk County at Liber 4229, page 401 on December 14, 1956.
TOGETHER with a right of way over all private roads belonging to the
Estate of Charles W. Wickham, as now laid out.
SUBJECT to covenants and restrictions mentioned in Liber 1149, page 539
of Deeds.
SUBJECTto any state of facts which an accurate survey might show.
