Scuthold, Suffolk County, New York, known and designated as Lots Nos.
22,23, 24, 25 and 26 on a certain map entitled, "Map of proposed
Subdivision, Section.A., Nassau Point Club Properties, Inc, situate
on Nassau Point, Suffolk County, N. Y." surveyed by Wallace H.
Halsey, C. E. and filed in the office of the Clerk of Suffolk County.
on October 4, 1919 as Map No, 745,
Together with all right, title and interest of the party of
the first part of, in and to the land under water in Little Peconic
Bay abutting said premises.
Subject, however, to an easement over a strip of land extending
fifteen (15) feet in width along and above high water mark which
Isbell form part of a common roadway for the benefit of all persons
owning lands on said Nassau Point, including the grantee herein.
And the party of the second part, for himself, his heirs and as-
signs, will hereby covenant to. and with Nassau Point Club Properties,
Inc., its successors and assigns, that the party of the second part,
his heirs and assigns, will not at any time erect any house on said
premises costing less than $3000. each, except the ordinary outhouses,
and that not more than one such dwelling shall be erected on each of
Jsaid lots.

4lhe foregoing covenants, restrictions or reservations may be
altered or annulled at any time by agreement between the party of
the first part and the owner for the time being of the premises
hereby conveyed, and such agreement shall be effectual to alter
or annul said-covenants, restrictions or reservations without the
consent of the owner of any adjacent premises.
Subject to Long Island Lighting Company easement.
Being and intended to be the same premises conveyed to the
party of the first part by W. Bay Cummings and Blanche V. Cummings,
his wife, and Blanche V. Cummings, individually, by deed dated the
29th of September, 1945, and recorded in Suffolk County Clerk's
Office in Liber 2430 of Deeds, Page 395, on the 5th day of October,
1945. ,
The party of the second part has simultaneously herewith
executed and delivered a purchase money mortgage in the sum of
