WITNESSETH, that the party of the first part,in consideration of

ALL that tract or parcel of land, situate, lying and being at
Mattituck, Town of Southold, Suffolk County, New York, bounded
and described as follows:
BEGINNING at the northwest corner hereof at a monument set
j. on the southerly line of a fifty foot strip of land conveyed
to Leone D. Howell by deed dated June 2, 1922, and running
thence southerly in a straight line six hundred and one-tenth
feet to another monument, thence continuing the same course to
the Peconic Bay, thence running easterly by and with the Peconic
Bay to a point which is the continuation in a straight line from
a monument fet one hundred feet easterly of the monument last
mentioned, thence northerly to said monument and continuing
northerly five hundred ninety-two and three-tenths feet to a
monument set on the southerly side of said fifty foot strip of
I land conveyed to Leone D. Howell, thence westerly by and with
said southerly line of said strip of land eighty-nine feet to
the point or place of beginning.
TOGETHER with the rights of way reentioned in a certain deed
Idated the 2nd day of June, 1922, between Laetitia Reeve and others
'sand Robert Seaman, recorded in the Office of the Clerk of the County
'.of Suffolk on June 8, 1922, in liber 1044 of deeds at page 160 and
being the same premises conveyed by said deed.
TOGETHER with all the right, title and interest of the party
of the first part of, in and to lands under the waters of Peconic
jBay adjoining said premises.
Said premises being the same premises conveyed to the warty
of the first part by Phebe U. Seaman by deed dated June 21, 1943,
and recorded in the Office of the Clerk of Suffolk County, New York,
on June 24, 1943, in liber 2293 of deeds at page 376.
It being the intention of said parties by this instrument to
�become the owners of said premises as tenants in common, each of an
:undivided one-half interest therein, and not as tenants by the
entirety.
