b a WITNESSETH,that the party of the first part,in consideration of ten dollars and other'nimble consideration
paid by the party of the second part,does hereby grant and release to Use party of the semad not,the heirs
or suaesson and assigns of the party of the second part forever,
ALL that certain plot,piece or parcel of land,with the buildings and improvement,thereon erected,airman,
lying and beinglextbar on Peconic Bay, in the Village of Cutchogue, Town
of Southold, County of Suffolk and State of New York, and known
and described on a certain map of Beachwood Colony Property,
made by Franklin F. Overton, Surveyor, September 1916, filed
in the Office of the Clerk of the County of Suffolk on the
14th day of February, 1917, as and by the Lot Number Three (3)
bounded and described as follows: Beginning at a point on Great
Peconic Bay at a certain iron pipe monument distant $0 feet
easterly of land formerly of Mrs. 0. B. Goldsmith running north-
erly a distance of three hundred thirty-nine and 2/10 (33.2) feet
along the easterly boundary of Lot Number Two (2) to a certain
iron pipe monument adjoining the lands formerly of Henry V. Downs,
and running thence along the land formerly of Henry V. Downs, North
74 421 East a distance of Forty (40) feet to a certain other
iron pipe monument; running thence southerly a distance of three
hundred forty-three (343) feet to a certain other iron pipe
monument on Great Peconic Bay, and thence westerly along Peconic
Bay a distanct of Forty (40) feet to the point or place of
beginning.
TOGETHER with a right of way over and through the lands lying
east and west of said premises and thence over and through the
land formerly of Henry V. Downs to Hew Suffolk Avenue.
SUBJECT to a right of way to the adjoining owners of lots
on the west and east, known and described as Lots #1 and #2 and
A and #5 on the map of the Beachwood Colony Property hereinbefore
referred to, over the premises herein described and to the road
leading northerly through the lands formerly of H. V. Downs to
the main road.
SUBJECT to covenants, restrictions, reservations and easements
of record affecting said premises.
