AH that certain plot, piece or parcel of land, with the buildings and
improvements thereon erected, situate, lying and being at Mattituck,
Town of Southold, County of Suffolk and State of New York, bounded and
described as follows: i
BEGINNING at a pipe set on the northeasterly line of Westphalia
Road 131,20 feet northwesterly along said line from the westerly corner
of land conveyed by Jennie W. Lester to George H. Taylor; running thence
from said point of beginning along said line of Idestphalia Road two (2)
courses as follows: (1) N. 54 deg. 521 30" West 59.56 feet; thence
(2) N. 62 deg. 351 20" West 171.93 feet to land of Oscar B. Gunther;
thence along said land of Oscar B. Gunther, two (2)) courses as follows:
(1) N. 15 deg. 591 10" East 17.59 feet; thence (2) N. 64 deg. 491 20"
East 113.29 feet; thence along ordinary high water line of Mattituck
Creek northeasterly about 90 feet to land conveyed by Jennie W. Lester
to Theresa M. Fitzpatrick by deed dated August 23, 1956; thence along
the last described land and passing through an iron pipe near the shore,
S. 27 deg. 221 30" East 174 feet to an iron pipe; thence along the
northwesterly line of a 30 foot right of way S. 35 deg. 071 30" W. 100.0
feet to the point of begirting.
- TOGETHER with all the right, title and interst, if any, of the party
of the first part of, in and to Westphalia Road lying in front of and
adjoining the above described premises on the southwest to the center
line thereof.
TOGETHER also with all the right, title and interest, if any, of

abutting the above described premises.
BEING AND INTENDED TO BE the same premises heretofore conveyed by
