the first part in and to land lying within the bounds of Fleet's Neck
Road and Midwood Road adjacent to said premises to the respective
center lines thereof.
` I SUBJECT to the following covenants and restrictions:
That not more than one dwelling shall be constructed on the premises
for each 100 feet of road frontage; that any house or bungalow erected
or maintained shall cost not less than $7,000.00 and shall be at least
35 feet back from the front boundary line of the lot, including porch
