do hereby grant and release unto the part y of the second part, its
successors and assigns forever,all that tract or parcel of land, situate
at Mattituck, in the Town of Southold, County of Suffolk and State of New York, and
bounded and described as follows:
BEGINNING at a pipe set on the northerly side of Hamilton Avenue, also knowp
as Middle Read Extension, No. 27A and the easterly line of a right of way known
as Maiden Lane, at the southwesterly corner of the premises herein described;
running thence along the easterly line of Maiden Lane north forty-eight (48) de-
grees, fifty-seven (57) minutes thirty (30) seconds west five hundred and no
tenths (500.0) feet to a concrete monument, said monument being the southwesterly
end of a tie line hereinafter referred to; thence continuing along the easterly line
of Maiden Lane north forty-eight (48) degrees, fifty-seven (57) minutes thirty (30),
seconds west eight five (85) feet, more or less, to the mean high water mark of
Mattituck Creek; running thence along the mean high water mark of Mattituck Creek
in a general northerly and thence in a general easterly direction to land formerly
of Hannah.Freeman; running thence south forty-four (44) degrees, eleven (11)
minutes east one hundred ninety-six and sixty-one hundredths (196.61) feet to a '.
point; running thence along land now or formerly of Hannah Freeman north forty-
seven (47) degrees thirty-eight (38) minutes east one hundred-one and thirty-four
hundredths (101.31) feet to a monument set in the westerly side of Wickham Avenue;
running thence along the westerly side of Wickham Avenue south thirty-nine (39)
degrees seven (07) minutes twenty (20) seconds east forty-nine and fifty-eight
hundredths (49.58) feet to a monument and land of Elmer Roland; running thence
along said land of Elmer Roland two courses and distances as follows: (1) south
forty-seven (47) degrees thirty-eight (38) minutes west two hundred thirty-six
and no tenths (236.0) feet to a concrete monument; thence (2) south thirty-nine
(39) degrees seven (07) minutes twenty (20) seconds east sixty-seven and fifty-
two (67.52) hundredths feet to a concrete monument and land of Samuel Tyler
now Zimnoski; running thence along said land of Zimnoski two courses and dis-

No. 27A; running thence along said northerly side of Hamilton Avenue south forty-
three (43) degrees, twelve (12) minutes twenty (20) seconds west four hundred
thirty-two and seventy-eight hundredths (432.78) feet to the pipe and place of be-
ginning; said courses and distances being according to a survey for H. R. Reeve
&Sons, Mattituck, Suffolk County, N. Y., dated May 13, 1955 by Alden W. Young,l

TOGETHER with all the right, title and interest of the party of the first part
of, in and to that portion of Hamilton Avenue, also known as Middle Road Exten-
sion No. 27A, adjacent to said premises to the center line thereof.
