ALL that certain plot,pieceor parcel of land, situate,

and State of New York, bounded and described as follows:
,BEGINNING at a concrete monument set at the point of intersection
of the westerly line of a certain 24 foot right-of-way known as
Raccoon Road and the southerly line of a private road known ps
Millerts Right-of-Way, which said point of beginning is South 850
301 east a distance of 1121.61 feet, more or less, from the point
of intersection of the easterly line of Cox Neck Road (a public high-
way) and the southerly line of said private road known as Miller's
Right-of-Way; from said point of beginning,
running thence South 180 071 30" east along the westerly line of said
24 foot right-of-way known as Raccoon Road a' distance of 133.45 feet
to a concrete monument and other lands of William H. Wertenbarg;
running thence South 710 521 3011 west along said other lands of
William H. Wertenberg a distance of 246.85 feet to a concrete
monument and lands formerly of Young;
running thence North 120 071 west along said lands formerly of
Young a distance of 227,66 feet to a concrete monument set in the
southerly line of the private road known as Miller's Right-of-Way;
running thence South 850 301 east along the southerly line of said
private road known as Miller's Right-of-Way a distance of 241.61 feet
to the concrete monument set at the point or place of beginning.
TOGETHER with all the right, title and interest of the seller,
of, in and to the land lying in the bad of that portion of said
.private road known as Miller's Right-of-'day adjoining the above
described premises on the north and a cartain strip of land
6 feet in width lying between the northerly line of said portion
of said private road known as Miller's Right-of-Way and the
southerly line of premises now or formerly of Charles Schindler.
ALSO all that other piece or parcel of land lying immediately
to the east of the parcel above described and comprising a portion
of the land lying in the bed of said 24 foot right-of-way known as
Raeconn Road bounded and described as follows:-
BEGINNING at the same monument marking the point of beginning
of the-parcel above described and running thence Somth 180 07' 30" east
80ong the westerly line of said 24 foot right-of-way known as
Raccoon Road a distance of 133.5 feet to a concrete monument;
running thence North 710 52' 30' east a distance of 12 feet to the
center line of said 24 foot right-of-way known as Raccoon Road;
running thence North 180 07' 30" west along the center line of said
24 foot right-o£-way known as Raccoon Road to the southerly line of
the private road known as Millar's Right-ofWay; running thence
North 850 30' west a distance of 13 feat to the monument set at the
point or place of beginning.
SUBJECT; HOWEVER, to the reservation by William H. Wartenberg,` his
heirs., administrators, executors, successors,. assigns and grantees of
a right-of-way for ingress and egress over such portions of said
private road known as Miller's Right-of;%Way and said 24 foot
right-of-way known as Raccoon Road above described and conveyed, and
AISO SUBJECT to all existing rights of way heretofore reserved or
conveyed over said portions of said private road known as Miller's
Right-of-Way and said 24 foot right-of-way known as Raccoon Road,
TOGETHER with a right of way for ingress and egress in common
with all others now Having or hereafter acquiring similar rights of
way over the following:
1. A certain private road known as Miller's Hight-of-Way being
24 feet in width running in a general easterly direction from the
easterly side of Cox Neck Road (a public highway) to a point
1466.05 feet, more or less, from said easterly side of Cox Neck Road.
2. A certain 24 foot private right-cf-way known as Raccoon Road,
running from a point on the southerly line of said Miller's Right-of-Way
South 18 degrees 07 minutes 30 seconds East a distance of 570.33 feat.
3. Another 24 foot right-of-way known as Deer Path Road, running
from a point on the southerly line of said Miller's Right-of-Way South
22 degrees 30 minutes East a distance of 449.50 feet.
4. Another 24 foot right-of-way known as FoxHollou Road, running
South 71 degrees 52 minutes 30 seconds West a distance of 720.37 feet
in a general East-West direction completely across the property now or
formerly of William H. Wertenbarg.
5. A certain parcel of land lying between the westerly end of the
last above-mentioned 24 foot right-of-way known as Fox Hollow Road and
the shores of Mattituck Creek bounded and described as follows:
Beginning at a point on the southerly line of said 24 foot
right-of-way known as Fox Hollow Road, which point is locatednorth
71 degrees 52 minutes 30 seconds East, a distance of 10.06 feet from
the concrete monument sat at the end of said Fox Hollow Road at the
southwesterly corner thereof; running thence South 12 degrees 07 minutes
East, a distance of 244.52 feet to a point; running thence North
71 degrees 52 minutes 30 seconds East a distance of 60.87 feet to a
concrete monument; running thence South 18 degrees 07 minutes 30 seconds
East, a distance of 84 feet, more or less, to the shores of Mattituck
Creek; running thence in a general westerly direction along the shores
of Mattituck Creek, a distance of 75 feet, more or less, to a point and
lands formerly of Young; running thence north 12 degrees 07 minutes West
along said lands formerly of Young, a distance of 305 feet/I more or less,
to a concrete monument set on the southerly line of said 24 foot
right-of-way known as Fox Hollow Road; running thence north 71 degrees
52 minutes 30 seconds East along the southerly line of said Fox Hollow
Road, a distance of 10.06 feet to the point or place of beginning.
All the above courses and distances being shown and taken from a
survey prepared for William H. Wartenberg by Alden W. Young, C. E., and
P. E. and L. S. of Riverhead, New York, dated December 2, 1953 and
re-dated respectively January 13, 1954, June 26, 1954, June 29, 1954,
May 23, 1957, June 7, 1957 and August 28, 1958.
