by the party of the second part,does hereby grant and release unto the party of the second part,the heirs or
successors and assigns of the party of the second part forever,

IyingandbeinglIP(M at N.attituck, Town of Southold, Suffolk County, New
York, bounded and described as follows: BEGINNING at 4 pipe set
on the northerly line of Westview Drive 399.46 feet southerly and
then westerly along said Westview Drive from Brower Hoed, said
point of beginning being the southwesterly corner of lend of
Bascomb; from said point of beginning running along said northerly
line of Westview Drive, S. 570 321 50" W. 106.41 feet to an iron
pipe and land of Po arty; thence along said lend of Fogarty,
N. 11° 17t 20" W. 10.67 feet to a monument thence along lend
conveyed or about to be conveyed by the party of the first pert to
the party of the second part, N. 630 05' 40" u. 83.06 feet to an
iron pipe and said land of Baecomb; thencealong sold lend of
Bescomb, S. 190 47' 50" E. 130.04 feet to the point of beginning.
T07ETHER with all the right, title and interest of the party
of the first part of, in and to that portion of Westview Drive
adjacent to said premises to the center Line thereof.
SUBJECT to the following covenants and restrictions:
1. No buildings other than one private dwelling for the use
and occupancy of one family and one private garage shall be erecteA
on said premises. Any dwelling erected thereon shell cost not
lose than $8000,00 and any detached garage erected thereon shell
coat not lees than $500.00.
2. The premises shell not be used for the manufacture or
sale of merchandise or goods of any kind or for any trade or
business whatsoever or for the display of any advertising or
commercial signs.
3. No stables or outside toilets shall be erected on said
premises and no nuisance shell be created or allowed on said
premises and no use shell be made thereof that she 11 be dangerous
to the health of or offensive to the sense, of sight or smell of
the parties of the first pert, their heirs and assigns, as owners
of the premises adjoining the premises hereof and neighboring
Properties.
4. No fences or hedges over 4 feet in height shall be erected
on any said promisee and said fence, or hedges shall be maintained
and kept in good appearance.
