Downs, and running thence easterly along the southerly side of Peconic Bay Boulevard 100 feet to land now or formerly of Warren Thompson, thence southerly along the land now or formerly of Warren Thompson, 364.8 feet to highwater mark of Peconic Bay, thence westerly along said highwater mark of Peconic Bay 100 feet to the aforesaid right of way belonging to Arthur L. Downs, thence northerly along said right of way 376.4 feet to Peconic B ay Boulevard the point or place of beginning. jSaid premises being and intended to be Lot No. 1 as shown on a certain map entitled "Map of Property of A.L. Downs, Laurel, L.I. " surveyed Nov. 1921 by D.R. Young, Riverhead, N.Y. Surveyor. SUBJECT to any state of facts an accurate survey would show, providing title is not thereby rendered unmarketable.
